Barn Conversion in Dallington

This exciting project consisted of the conversion and extension to an existing barn which also involved changing materials, replacing and adding new windows. The client carried out the construction of this property as a self-build, which meant that from the very first stage of our instruction, there was a clear combined vision and understanding going forward.

Pump House Designs carried out a measured survey following our initial briefing, prepared planning concept drawings to accompany the planning application and, once approved, curated a building regulations package for the client to work from.

This recently completed project sits on what used to be a tennis court serving the original dwelling. We applied for Planning permission, discharged the planning conditions, and then worked with the developer to prepare the Building Regulations package in line with their preferred construction methods.

This property is now on the open market, contributing to Rother’s housing supply of which there is currently a severe shortage.

This recently completed project was brought to us as a Planning Approval for 2 detached dwellings. We discharged the planning conditions and then prepared the Building Regulations package in line with the developers preferred construction methods. This property is now on the open market.

Too hot in summer and too cold in winter

This is fast becoming the most repeated phrase we hear about client's homes, always in relation to conservatories. What seemed to be a quick fix to gain extra space is now more commonly being realised as unfit for purpose due to a mix of extremes in seasonal temperatures, excessive glazing and lack of insulation.

What are Planning Conditions?

Planning conditions are restrictions or requirements that can be imposed by local planning authorities. It is rare for a planning application to be granted approval without conditions so here is a breakdown of what could be expected.

Throughout the planning process, there are three main types of planning conditions:

• Pre-commencement Conditions - This usually requires further details to be submitted and approved by the Council before work can start. For example, submitting drainage or tree surveys.

• Pre-occupation Conditions - These conditions require work to be completed before the property is occupied. For example, a condition might be that parking spaces need to be provided before the building can be occupied.

• Performance Conditions - This type of condition can restrict aspects on site during the build, such as restricting opening hours and delivery times.

The most common condition found on most approvals is that the work should begin within three years of approval being granted. It is standard and should be expected, alongside a condition confirming the approved drawings, and using the materials stated in the plans without change.

From 1st April 2026, Planning Application Fees are due to rise by 3.8%. The associated Planning Portal service charge for submitting applications is also set to increase from £85 to £91.

Building Regulations in Rolvenden

For this property, we were instructed to provide a building regulations drawing package once the design had been granted Planning Approval. The two-storey extension has increased the client's large ground floor living area and added a double bedroom.

As always, we were on hand throughout the build to ensure the contractors had any queries answered and to communicate with Building Control where necessary.
