Measured Surveys

When carrying out measured surveys on property prior to drawing plans, attention to detail is important to us. We have the necessary equipment and have visited a wide variety of properties in various states over the years including dilapidated buildings, large multi-storey sites for which we've used the entire team and we always enjoy surveys such as the one pictured above where we come across some friendly faces. We will add that the vacant properties where pigeons have nested aren't the best although we soldier on!

If you've acquired a property in poor state of repair, unless a major hazard, don't think you need to fix it before we come out and measure. Get in touch with any enquiries and we can go from there

March - July 2026 Planning Percentages

While not an exact science due to monthly crossovers waiting for applications to be approved, the above tells us that recently, we have an approximate 78% Planning Application Approval rate. We are highly experienced in offering planning advice and although refusals can occur, we submit applications with the best chance of approval.

Permission in Principles are low cost applications used to test the waters for new dwellings and as a result, do unfortunately reduce our approval rate at times. Pump House Designs have worked with local councils for over 20 years and have developed good relationships with planners in order to give us confidence in seeking planning approvals.

How to maximise your space without moving house

If you are deciding between moving home and staying in your current property, there are some alterations you could look into which could save you the trouble of house hunting. Although there would be the initial cost to build, the benefits of adapting your current home to suit your needs could outweigh the cost to move, notably increasing space and adding value to your home

• Add a dormer - if you have the roof height to do so, adding a dormer can drastically increase the useable space in your loft. This could become another bedroom which is useful in the short term and in the long term would add value to your home, being able to market it as an additional bedroom

• Add a front or back porch - it is quite a luxury having a space to come into from outdoors and can be a simple way to gain a little more space for your living area. If it is separated by an interior door, it often does not interrupt the flow of your interior living space and you can keep out the cold alongside the wet coats and muddy shoes

• Fill-in extension - if you have an area begging to be extended, it could be worth getting some advice and a quote to see if it really could change the space you have. A common example is properties with a galley kitchen extending into the garden to the rear of the property. These are straightforward to extend to the full width of the property and with some internal alterations can create a beautiful living/dining/kitchen area looking out into the garden

• Build a cabin in the garden - if you have garden space and need an office or guest bedroom, you could build a well-insulated cabin. If it is built for overnight accommodation it would need planning permission but under permitted development you could create an exterior home office, potentially freeing up another room in your home

•Internal alterations - sometimes just tweaking the layout of your property can help you gain space in unexpected places. At Pump House Designs we endeavour to listen to your needs and wishes while using our expertise to get the most out of your property.

Barn Conversion in Dallington

This exciting project consisted of the conversion and extension to an existing barn which also involved changing materials, replacing and adding new windows. The client carried out the construction of this property as a self-build, which meant that from the very first stage of our instruction, there was a clear combined vision and understanding going forward.

Pump House Designs carried out a measured survey following our initial briefing, prepared planning concept drawings to accompany the planning application and, once approved, curated a building regulations package for the client to work from.

The result is a stunning and unique family home, proudly built by the client. We particularly like the use of black windows with the dark cladding and the bespoke carpentry

New Build To Replace A Tennis Court

This recently completed project sits on what used to be a tennis court serving the original dwelling. We applied for Planning permission, discharged the planning conditions, and then worked with the developer to prepare the Building Regulations package in line with their preferred construction methods.

This property is now on the open market, contributing to Rother’s housing supply of which there is currently a severe shortage.
