A recently completed chimney restoration in Clayton, Bradford.

This project involved four chimney stacks that had deteriorated over time, with failing mortar joints and defects around the leadwork increasing the risk of water ingress.

The work included:

• Raking out the existing cement mortar
• Repointing all four chimneys using traditional lime mortar
• Repairing and sealing the lead flashings with Lead Mate
• Re-capping all chimney pots
• Renewing the flaunching using Prompt Natural Cement

Using the correct materials is especially important on older masonry. Lime mortar allows the chimney to breathe naturally while providing a durable finish that’s more suitable for traditional buildings than hard cement mortars.

Current Job in Clayton.

Our current job involves repointing 4 chimneys in lime mortar, fitting a velux window and some general roof repairs.

2 chimneys complete, all cement raked out and repointed using traditional lime mortar, lead flashings repaired and sealed with lead mate, a total of 5 chimney pots capped off and both chimneys flaunched using prompt natural cement.

Looking a lot better now and hopefully solved the damp issues.

A recently finished lime pointing job in Denholm.

The cement pointing on this house in Denholm was falling out and letting water pe*****te.
Before starting we covered the windows and doors to save any damage. We removed all the cement pointing and removed the badly installed silicone around the windows and french doors. After repointing the area in lime mortar we sealed the windows and doors with trowel mastic to leave a nice clean finish.
The property is looking a lot better and will be well protected against the weather.

Looking good in Thornton.

The scaffolding is down to reveal the lovely pointing on this house in Thornton.
It’s been a big job, complete repoint, 2 cavity trays installed and all new fascia gutters and down pipes. Dry ridge installed and the back chimney repointed and flaunched.

We’re really proud of this job it’s probably one of our best to date. But we’re not done yet! We have started building a porch, the stone base is finished all ready for the door and windows to arrive.

Recently completed re roof at Bradford.

This roof was leaking in multiple places due to broken slates a rotting velux window and a roof membrane full of holes.

The customer arranged the scaffolding on this one. We arrived and completely stripped the roof. We fitted a new velux window, all new membrane, new roof battens and brand new slates to finish.

While we were up there we pointed the chimney using lime mortar and add promo cement for the Flaunching.

It’s made a night and day difference and should stay dry for many years now.

A structural repair recently completed in Yeadon, Leeds.

The stonework above this garage opening had begun to crack and drop due to the existing Catnic lintel failing under the weight it was supporting.

To carry out the repair safely, we first installed Acrow props internally to support both the stonework and blockwork above. The failed lintel was then removed along with a course of stone and blockwork to allow access for the new support system.

A fabricated steel beam, designed specifically for the opening and load above, was installed in place of the original lintel. Once in position, the stonework was rebuilt and reinstated.

As the new steel occupied the fixing position for the garage door mechanism, we also installed a timber fixing plate to allow the door system to be securely refitted.

To complete the repair, the cracked masonry above was reinforced using a heli bar and resin system before being repointed and finished.

A challenging project with a number of different elements involved, but a great result for the customer and, most importantly, a long-term solution to the problem.

A recent water ingress issue we investigated on a property in Shelf, Halifax.

The porch roof was allowing water into the property and, after ruling out the obvious causes, we suspected there may be an issue with the cavity tray.

Once a section of the masonry was carefully removed, we discovered that although a cavity tray had been installed previously, it had been heavily damaged and was positioned below the lead flashings, preventing it from working correctly.

To rectify the issue, we removed sufficient masonry to install a new cavity tray system correctly. The trays were stepped up the roof line, each section turned up at the end to direct water towards the bottom of the roof, with a weep vent installed to allow water to discharge safely.

Sometimes solving damp and water ingress problems means looking beyond the visible symptoms and finding the root cause.

Would you know if this corner of your house was moving?

Most movement in masonry doesn’t happen overnight. It develops slowly over years, often going unnoticed until cracks start appearing or masonry begins to shift.

On this property in Shelf, Halifax, movement had progressed far enough that part of the corner needed dismantling and rebuilding before reinforcement could be installed.

The repaired corner was then strengthened using a heli bar and resin system before repointing.

It’s a reminder that small cracks and movement are often easier (and cheaper) to deal with before they become major repairs.

A recent structural repair we’re currently carrying out in Shelf, Halifax.

The quoins on this corner had moved significantly over time, to the point where part of the corner required dismantling and rebuilding.

Once rebuilt, the masonry was reinforced using a heli bar and resin system to help stabilise the area before repointing.

The remaining corners are being reinforced using the same method to address movement and strengthen the masonry.

It’s a good example of why cracks and movement shouldn’t simply be filled over. Identifying the cause and carrying out the correct repair is what helps prevent the problem returning.
