This week we’re celebrating Charlotte Phillips, our Financial Director, as she reaches her 12-year anniversary with Short Construction! 👏🏼

Our accounting ‘rock’, her accuracy, competence and unwavering care for the business have all contributed to our success and growth over the last 10+ years.

Charlotte is a very modest soul, but we couldn’t let this milestone pass without thanking her for everything she does.

Project success: Kids Planet

We’re pleased to share project completion photos of Kids Planet Sandymoor, which we successfully handed over at the end of August.

From the foundations to the finished learning spaces, the vision has become a reality, creating a warm and welcoming nursery where imagination, play and learning can thrive.

We are all proud of the finished result, both inside and out.

The paved public plaza complements the nursery, providing seating and a welcoming space for the wider community to enjoy.

A special thank you again to our client, Kids Planet, for trusting us to deliver this project.

Project update: Syddall Road

Our Hyde residential project is another one racing up to roof level, with work making fantastic progress. 👷🏼‍♂️

The scheme, made up of 9 houses and 15 apartments, is one of the tightest sites we have, but our fantastic team consisting of Hamza, Geoff, Tony and Sue have planned the site to perfection.

Aided by a great design team made up of Ollier Smurthwaite Architects, Construction Q and Bell Munro , this is teamwork personified. 👏🏼

We’re looking forward to the scaffolding coming down on this one so we can get a bit more space!

Brickwork detailing: from sample to site approval ✨

If a flawless finish is what you’re after, getting the finer details right before main construction begins is essential.

Before laying a single brick on the main structure, we built this detailed sample wall to help our client finalise their aesthetic choices.

Using Wienerberger Smoked Branco bricks laid in a traditional Flemish bond, this mock-up features double plinth bricks, stepped details, and soldier courses.

We used cut and bonded specials for this stage, with full manufactured specials ordered right after approval.

To find the perfect finish, we showcased three different mortar colours alongside both bucket handle and raked pointing options:

Project update: Overbanks

Located in the heart of Stockport town centre, opposite the iconic Robinsons Brewery, this 45-apartment development is making great progress.

As work continues on site, we’re nearly at the point where scaffolding can be removed, revealing the building’s striking external façade. ✨

Featuring extensive brickwork detailing, Overbanks will be a welcome addition to Stockport’s ongoing regeneration plans, offering town centre living close to the up-and-coming Under-bank social scene.

Built for our valued developer clients Britannia Group, this really will be a fantastic building when it’s finished!

Project update: Lymm 🧱

We’re excited to share that the five new luxury properties in Lymm are making great progress.

As construction progresses, the development has attracted plenty of local interest, with passers-by asking our site team on a regular basis for details about the project.

These will make fabulous family homes with great views in an ideal location. The estate agents can’t wait to start showing prospective buyers round the scheme in the coming months.

Technical Deep Dive: Air Tightness

💭 One of the biggest concerns on most modern construction sites is: “Will my building meet the Air Tightness regulations?”

Robust details are playing a vital part in developments these days and with the introduction of MVHR (Mechanical Ventilation with Heat Recovery) systems and ASHPs (Air Source Heat Pumps), the buildings are becoming extremely efficient.

To achieve the best you can, we do rely on the design team to produce specific details, but experience tells our managers whether it will or won’t work.

The accompanying photographs are just a few examples from one of our sites where Air Tightness measures are implemented. VCL (Vapour Control Layer) systems have been integrated to ensure no heat is lost through the roof and specific fire boxes have been formed around decorative light fittings and ventilation systems so the client’s expectation of lighting and heating does not compromise the Air Tightness or fire strategy of the building.

Foaming up to Therma bate cavity closures is the norm but sealing that with the overhead cavity can be tricky. Linking this with the vertical closures will deal with this.

Penetrations through the roof can play a huge part of in air loss as well so we use products such as insulated heritage Velux windows, which come with polystyrene surrounds to seal the aperture made in the roof.

These measures combine to provide a building that doesn’t leak air and as such performs to a high level of efficiency. ✅

Technical Deep Dive: King Post Walls

Due to challenging site topography and ground conditions, the originally proposed pushed sheet pile solution was ruled out. Driven sheet piles were also deemed unsuitable due to the potential ground disturbance and vibration, particularly with residents, a school, church, nursery and casino in close proximity.

Working collaboratively, the site and design teams developed a King Post Wall system to retain the existing ground and allow ground-lowering works to safely progress on the opposite side.

The design was developed by our structural engineers in conjunction with ESS (CE) Ltd, incorporating 10m-long steel columns (305 × 305 × 118kg UCs) with 140mm concrete panels installed between the posts.

The installation involved CFA piling the designed locations, filling each pile with concrete to 3m below ground level, and craning the steel columns into position. Once the concrete had cured, temporary steel plates were installed to the rear of the columns to retain the existing ground while excavation took place for the concrete panels.

Following panel installation, the temporary plates were removed and any voids were backfilled.

The completed King Post Wall provided the required ground retention, enabling excavation for the new building foundations to proceed.
