A risk in plain sight: social housing fire door inspection rates remain worryingly low.

Despite the Fire Safety (England) Regulations 2022 introducing mandatory inspection requirements for multi-occupied residential buildings, significant gaps remain.

Our research found that 89% of communal doors had been inspected at least once since 2023, compared with just 46% of front entrance doors.

Many local authorities cited difficulty accessing residents’ doors as a persistent barrier to fulfilling their regulatory responsibilities.

So, where does accountability sit?

Fire safety is a shared responsibility. But understanding where the gaps exist, and how they can be addressed, is essential to creating safer social housing.

Harmonising modern safety standards with historical architecture. 🚪

Our Doncaster production team is currently creating 55 bespoke FD60S mahogany-stained doorsets for a Grade II listed care home. Each pre-hung doorset features custom fanlights and double-sided mouldings, designed to fit seamlessly before the building’s original architraves are re-applied.

Whilst quality and the certification of a doorset should always stand out, the best heritage solutions are designed to blend in.

Almost two-thirds of front entrance doors in social housing are not certified to FD30. ❌

Following our Freedom of Information requests to local authorities, the critical lack of operational strategy and certification within social housing was revealed. Breaking down the data, inspections revealed only 37% of front entrance doors are certified to the FD30 standard.

Performance in communal areas is even lower, and suggests that a large proportion of properties may lack fire doors capable of providing the minimum 30-minute fire resistance required in higher-risk residential settings.
