Working in close collaboration with IBA Planning Ltd, we are pleased to confirm that planning permission has been granted for our Redmile project by Melton Borough Council under delegated powers.

The Planning Officer acknowledged the proposal’s innovative, heritage- and landscape-led approach, confirming that it meets the requirements of Paragraph 84 of the National Planning Policy Framework. The scheme was recognised as being of outstanding design quality, delivering a significant enhancement to its immediate setting while remaining sensitive to the character and qualities of the surrounding area.

This luxury dwelling—our latest Paragraph 84 project to secure approval in the open countryside—is scheduled to commence on site later this year. Over the coming months, we will continue to work closely with our clients, structural engineers, and appointed contractor to further develop, refine, and deliver this exceptional home.

The main entrance at Redmile is located in the centre of the building and is reached by a landscaped footpath from the pedestrian gate, helping create a welcoming sense of arrival. The garage is built into the design and uses the same materials as the rest of the building, so it blends in and does not take attention away from the main entrance. On the first floor, vertically ribbed cladding is used to add texture and visual interest. This also contrasts with the more horizontal design of the ground floor, clearly distinguishing the two levels of the building.

The south side of Redmile is well screened by existing trees and planting on two sides, which helps reduce any impact on neighbouring properties.

The main outlook of the house faces a landscaped private garden that wraps around the south and west sides. Large windows are positioned to make the most of these garden views.

On the ground floor, the windows are set within slim aluminium frames with large sliding panels. They are recessed into the façade to provide shade in summer and allow sunlight in during winter.

On the first floor, vertical cladding details help shade the windows, control views, and soften the appearance of the openings. Overall, the design creates a building that responds well to its environment while maintaining a strong and cohesive architectural character.

Our latest Paragraph 84e proposal draws inspiration from the site’s historic association with the former WWII army camp, the neighbouring MOD fuel depot, and Redmile railway station. Although the camp itself no longer survives, traces of its past endure in the remaining fuel storage mounds and station structures. The scheme aims to reinterpret this lost chapter of the site’s history by echoing the original camp’s ordered arrangement. Ordnance Survey mapping reveals a regimented grid of similarly proportioned huts, most likely including Nissen huts, which provides the underlying structure for both the architectural and landscape design.

The eastern façade of the house is articulated with carefully positioned openings that serve the bedrooms, living areas, and home office, each directed toward views of the pond and nature reserve. The principal bedroom rises above a grass-covered earth berm, enjoying distant views to Belvoir Castle. The landscape design expresses the historic grid through formal planting near the house, gradually softening into orchards, meadow planting, and natural habitats.
