We are excited that this bespoke country home has now gained full planning permission.

A challenging site with a significant proportion positioned within the Green Belt, required careful site analysis, detailed volume calculations and a sensitive design approach to achieve approval.

A sensitive greenfield site on Otley Road for , positioned between multiple conservation areas and centred around the restoration of a historic early-1800s lodge house once associated with the Weetwood Reservoir.

Following a lengthy and complex planning process, E3 Architecture secured approval for a carefully considered scheme that restores the heritage asset while introducing a contemporary new dwelling designed to remain subservient within the landscape.

The result is two high-quality family homes that balance heritage, landscape and modern living, proving that sensitive, design-led architecture can protect and enhance vulnerable historic settings for future generations.

From office to high-quality homes.

This project showcases a strategic hybrid approach to redevelopment combining Permitted Development (Class MA) with a full planning application to unlock both efficiency and design quality.

The existing brick office building was sensitively converted into 27 well-proportioned one- and two-bedroom apartments under PD rights, with a strong focus on layout, daylight, and liveability.

Alongside this, full planning permission enabled the addition of a new upper storey and a complete reworking of the façade transforming the building’s original Brutalist character into a more refined, contemporary residential identity.

The result is a scheme that balances planning certainty with architectural ambition demonstrating how thoughtful design and a hybrid planning strategy can deliver meaningful regeneration, enhanced value, and high-quality housing.
