Structural beams are one of the core elements in the structural integrity of property renovations or new build projects. They will feature in the structural drawings and calculations of:
- Loft Conversions
- House Extensions
- Structural Alterations (e.g., removing walls, creating large openings)
- Chimney Breast Removals
Each beam has a designated weight load. Having one that is over-specified means that you have spent more money on a beam that wasn’t required. Yet, having one that is not strong enough will mean that your building will show signs of weakness over time.
For these reasons it is vital to hire a structural engineer at the start of any build project. If you want to be reassured that your build will last for many years to come and that the construction of it is in line with Building Regulations, hire a structural engineer before building work commences.
Trying to do it yourself, could end up costing you a lot more. Get the correct advice from the start!

Creating a doorway in a load-bearing wall is one of the most common structural enquiries we receive, particularly for homeowners in Victorian terraces across Tower Hamlets and 1930s semis in Redbridge. It's also one of the most misunderstood, which is why it's always worth consulting a structural engineer in London before any work begins.

Is your loft suitable for conversion?

Many homeowners decide that if they are going to go through the disruption of a loft conversion, they want to maximise the space that they have. What they will do is removal and rebuilding the existing roof so that they can get the most from the footprint of the loft space. This enables them to have much bigger bedrooms with maximum headspace. This type of conversion will require planning permission.

The first thing to check is the head height. Take a measurement from the bottom of the ridge timber to the top of the ceiling joist; the usable part of the roof should be more than 2.2 m.

Pitch angle: The higher the slope of your room, the higher the central head height is likely to be. If you want to increase the floor area available, dormers are used or the roof is redesigned.

It is likely that you are going to want to remove items that are in the loft, such as water tanks or chimney breasts.

For these types of conversions, you will also need to factor in the additional costs of architect’s drawings, structural calculations, planning permission as well as building control.

Building refurbishment is when you re-style or modify an existing building. Buildings will not necessarily need a full refurbishment very often at all, but there is often some work that would be beneficial to carry out, whether to the interior of exterior. Sometimes a complete refurbishment will be carried out, and this is generally in circumstances where the building is going to change its purpose (from offices to houses, for instance), but can also be because it is in desperate need of updating because of antiquated wiring systems, poor energy efficiency etc.

Often building owners will overlook the amount of money that may be lost just because the energy you are using to heat up a building is being wasted due to poor insulation or an inefficient boiler. If you are having a building refurbished anyway, then consider improving the wall and ceiling insulation at the same time.

Extending your home is one of the most effective ways to create additional living space while increasing the value of your property. Across Dagenham and surrounding areas of East London, many homeowners are choosing home extensions instead of moving house due to rising property prices and the growing need for flexible family living.

Whether you live in a terraced property in Dagenham, a semi-detached home in Romford, or a family house in Barking, extending your home can completely transform how you use your space. From larger kitchens to loft conversions and garden rooms, there are several practical ways to improve your property while making it more attractive to future buyers.

Converting your loft is an investmet that is ultimately rewarding and will add huge value to your property, as well as providing you with the extra space that you are yearning for.

Not all homes, however, can accommodate loft conversions? Before hiring an architect to draw up plans, it is worth consulting with a structural engineer, who can assess the structure of your building. We are ready to help homeowners in East London and beyond.
