A lovely review from our customer after we extension project in Hutton Mount.

The extension provides a light and airy dining room space at the rear of the newly installed kitchen, with a tall vaulted ceiling, side windows, and sliding patio doors with glazed gable above.

These photographs were taken just after the project was completed, we cannot wait to see it once the large dining table and seating is installed.

Humphreys and sons provided all services, including concept design, planning permission, specialist consultant reports, building regulations plans, and structural engineering design.

Maximising!

Side Return Rear Extension and Outrigger Loft Conversion to this Small Mid-Terraced Victorian House on Dunedin Road, Leyton, East London.

Through intelligent use of local planning polices and innovative design Humphreys & Sons were able to add huge amounts of space to this previously small house. With the ground floor extension maximised in size, and the large loft conversion rear dormer occupying the entirety of the main roof rear slope, and also extending out over the entire rear outrigger projection roof. All of this new space created allowed us to achieve a large kitchen/dining space, utility room and bathroom, at ground floor level. At new loft level we achieved a large en-suite master bedroom at the front, and a double bedroom at the rear. The entire property was also fully renovated, inside and out, including new garden landscaping.

Humphreys and Sons provided full architectural design, planning permission, building regulations, structural engineering design, public sewer build over permission, and successful party wall agreements with the neighbours. We also assisted with obtaining builder quotations from a selection of our approved builders, project management of the building works on site, and final snagging and sign-off upon completion. Our client was extremely happy with the finished product, and their fantastic new home.

Period Charm...

Adding large amounts of new space to a period property presents certain challenges, particularly in the case of those as well designed and visually balanced as this beautiful home in Hutton Mount, Essex. We delivered a large two storey side extension, a huge but discreet loft conversion, a new garage/utility building, and other various improvements.

The original house was already of a significant size, but the client required two new bedrooms, a large open plan kitchen/dining space, an office, a family bathroom, a much enlarged garage and utility room building, entrance gates and railings, and a general renovation.

We achieved all this, whilst still carefully respecting and maintaining the architectural style and balance of this fantastic period home. All necessary permissions were smoothly obtained, party wall awards agreed, and we also supervised the building works on site to ensure that a high-quality end product was swiftly achieved by the contractors.

Needless to say, the client and his family were over the moon with the end result, which enabled them to remain in their family home, in their favourite neighbourhood, for many years to come.
