Double-storey rear extension. We’d quoted, the client was keen.
Then their architect recommended a builder he’d worked with before, and that was that.
No hard feelings — an architect’s recommendation carries weight, and it should.
But here’s something worth knowing if you’re going down that route.
An architect designs the building. They don’t always price the build, manage the trades, or carry the liability once work starts. A builder recommended for being easy to work with on paper isn’t automatically the one who’ll deliver it best on site.
Ask the recommended builder the same questions you’d ask anyone. Who does the work. What’s not included. Whether they handle building control.
A recommendation is a starting point, not a reason to stop checking.
