***Sky Lights***
A big consideration when you have decided to extend a room is light. Sunlight helps our bodies produce Vitamin D which regulates our moods and energy levels, so the more natural light the better. At the Drawing Office, we know how important it is to get natural light into a space and your home,

*Why choose a skylight for your kitchen extension?*
So, What are the benefits of a skylight? And how should you go about choosing the right one for your kitchen extension?

The main benefits of a skylight (or rooflight) are:

You rarely need to get planning permission to install one, just make sure you check building regulations as there is a limit to the ratio of glass allowed on a single structure.
They allow for greater ventilation – particularly in a kitchen where you’ll be cooking
Natural light can flow into the kitchen and brighten everything up
They could help you save on utility bills
Skylights and rooflights allow for greater ventilation and let light into rooms. They are guaranteed to make your kitchen extension feel even bigger. If you’re looking for an aesthetic impact, placing a skylight over a kitchen island or dining area would bring the best results.

With the introduction of new glass technology, it’s perfectly safe to install a skylight in these areas. The laminated inner pane is made from heat and pressure bonded glass panes and has a plastic interlayer of Polyvinyl Butryal (BVB) which is incredibly tough and durable. It also filters out 99% of the sun’s harmful UV rays.

How to choose the right skylight

A classic fixed skylight can be made to your exact measurements to bring natural light into a space. They look sleek and have outstanding thermal performance, so you’re guaranteed the best for your kitchen extension.

*** Tips for Interior Layouts using Scaled Drawings***

When you are at home planning your project It is advisable to draw your plan to a scale. You can then take it further and draw furniture at the same scale which can be cut out and arranged on the plan until you find your perfect layout. This method is highly effective and is still used today even in a world of modern design applications and technology.

Scale drawings allow designers to accurately represent sites, spaces, buildings and details to a smaller or more practical size than the full size original.

When a drawing is described as ‘to scale’, it means that each element in that drawing is in the same proportion, related to the real or proposed thing. All design drawings 'Should be' to a common scale and indicated on the drawing sheet.

In the real world, one meter is equal to one meter (1:1). A drawing at a scale of 1:10 means that the object is 10 times smaller than in real life. You could also say, 1 unit in the drawing is equal to 10 units in real life.

***Garden Rooms - Planning Permission, Building Regs??***

Whilst many of us are working from home, we all have been seeking the extra space away from our residency. Garden Rooms have become popular in recent years and you can see why. But is it a simple means of buying the kit and installing it?

Garden Rooms fall into the category of 'outbuildings' and in many cases, a garden room can be built under Permitted Development. However the rules stipulate the sizes and positioning of different shaped buildings which can be built without the need for full planning permission. From every corner of the web you see 'self build kits' on sale that are very attractive for the skilful DIY'er. We can’t stress how important it is to check whether you will need to apply for Planning Permission before you go too far down the design process because in the worst-case scenario, you can be made to take down an unauthorised building – no one wants that!

*** The Modern-Day Render***

Technology moves at a fast pace especially in the building industry. Will we see a resurgence in the use of renders throughout the UK?

All modern render systems are self-coloured (meaning they do not require painting) and have many benefits. An example of a modern render system is Silicone based (monocouche). Including silicone makes it more flexible (which prevents cracking) and helps improve the lifespan of the render. This kind of render also allows the structure to breath whilst still being water repellent. The maintenance of modern render systems is low and only requires a light pressure wash now and then.

These new render systems can also produce a range of finishes — including scraped, roughcast or dry dashed — monocouche renders are also suitable for creating ashlar and quoin features. Coloured in nature, no further decoration or topcoat render is required, and if scratched or damaged it will remain the same colour throughout.

What are your thoughts? Would you think about using these new kinds of render systems on your home?

***The Kitchen - The Heart of the Home***
Modern kitchens use clever design and sleek styles to create an impressive space to cook, eat and entertain.

One of the most popular reasons for building an extension is to create a bigger kitchen space as this is a great way to curate a new hub of the family home. Although extensions are simple it is wise to take some time arranging the space during the planning/ design stage to maximise the return.

From small side returns on terrace houses to full-width rear extensions on semi-detached properties, kitchen extensions offer the chance to rearrange a layout which doesn't quite work for your lifestyle and can give a tired home a new lease of life.

***Here at the Drawing Office we can help you identify what you require from your kitchen as they are rarely used to simply cook anymore. Don't hesitate to contact us for some free advice.***

***Permitted Development***

So you have heard about permitted development that allows home owners to extend or renovate without full planning permission. What many people fall short on is knowing what falls within the parameters of the PD. There are strict guidelines that come with the PD and furthermore, all builds are still required the signing of Building regulations.

***Contact us at the Drawing office, we can talk you though what is permitted and what is also required in terms of building control. Don't hesitate to contact us today***

***A New View*** An existing client opted to use the loft space to gain a significant amount of living space. We have designed to raise the roof line and change it from a hip to gable with the addition of a dormer to maximise space. We are looking forward to seeing this when it is built. Watch this space.
