Our planning strategy may involve any mixture of Permitted Development and Planning Applications, of incremental applications or Appeal, of lobbying and negotiation. Whatever the approach, our perseverance is usually rewarded - we are proud to say that in the last 2 years alone, 98% of our projects have received consent.

We love a good CGI because an image does say a thousand words! Our Team created this great render recently as part of an instruction on a residential Listed Building in Essex. It is still early days for us on the project, but we are getting stuck in!

Our brief is to replace an existing aging conservatory, that does not form part of the listing, with a new side extension - in a style that is more in keeping with the character of the listed building and ensures that the new extension flows better with the main dwelling. The current conservatory suffers poor thermal properties and is awkwardly accessed via two stairs to the main house and the basement. It is generally in poor condition and in need of replacing.

During the design process, we explored a range of approaches and styles for the extension. More pastiche styles had been considered, however we moved away from this approach, as we felt it would unfavourably blur the distinction between original and new and inadvertently dilute the established period character of the listed house.

By referencing aspects of the main property, but with a contemporary approach to detailing, fenestration and composition, we felt that a delicate balance has been achieved, which would preserve and enhance the Listed Building as a Heritage Asset while improving the overall performance of the house.

We all love a before & after.

This house was always grand in scale, however among other issues it lacked the aesethic and layouts that would reflect this. Our brief was to improve the circulation arrangement and create fit for purpose layouts on all floors by relocating the stairs and extending to the front, side and rear of the building in a traditional aesthetic consistent with the character of the locality and wider Conservation Area.

We think we have achieved this and we know our clients love it! And have excelled as main contractor.

T-Space are delighted to bank this planning consent for our client in the Monkhams area. The new scheme, together with the client's aspirations, increases the property’s sq. meterage from 167 sq. m to 392 sq. m – this equates to an increase of 135%!

We hope you will agree it is a fantastic approval bearing in mind the current property is located in a Conservation Area.

Incredible progress is being made by at one such new build in North East London!

Exciting to see our site sign added to another new build!

The location was an underutilised site forming the end of a commercial terrace. The site is adjacent to a local tube station, with nearby restaurants and shops, thus providing an opportunity for further development. T-Space was instructed to unlock this potential.

In doing so, we successfully secured planning consent for a mixed-use development with a retail unit on the ground floor and two apartments and aparthotel on the first and second floors. The lower ground floor provides parking for cars and bicycles, and ancillary space for the aparthotel.

Over the past numbers of months T-Space has been leading the core design team - architecture, M&E, structural engineering etc. in the production of the construction suite of information.

Finally it is exciting to see it become a reality on site.

Project Scope -
Our brief was to demolish the existing garage and construct four new self-contained apartments.

The site already contained a Victorian two storey property with basement, with a sizeable plot to the side which housed a single storey garage. This existing gap in the Victorian terrace may have once allowed for horses and carriage to access stables to the rear or perhaps it was a workman's yard.

The surrounding area is predominantly characterised by two storey residential properties.

T-Space's design response compliments the existing aesethic of the street. To maximise on the potential of the new building we introduced a basement level with sunken amenity space to the rear, resulting in the lower level apartment benefiting from natural light.

Our brief was to sympathetically optimise and improve this seriously dilapidated period property, by means of an extension to the rear and basement. This included extensive repair and refurbishment, and landscape management. The rear ground floor extension will extend the full width of the rear elevation, with new bay windows to match the existing features and character. A partial first floor extension seeks to transform the current massing which currently houses the family bathroom, so that it may be used as a master bedroom with dressing room and en suite. The proposal will also include a new basement, which will enlarge the current basement by nearly 500%, to include a cinema, gym and spa facilities. The combined internal and external transformation will improve the state of the property, restore and elevate its functionality, so that it is once again suitable as a family home.
