Project Overview
📌Location: Long Lane, Finchley, London
📑Brief: Rear dormer loft conversion to a mid-terrace property, creating a new bedroom and bathroom.
📐Dimensions: 5.5m wide by 7.5m in length (main dormer); existing ridge height 2.0m.
👉Special Requirement: Internal ceilings on the first floor were lowered to achieve a compliant head height of approximately 2.1m in the new loft space.
Interior Features
Structural Works and Construction
This project involved the construction of a full-width rear dormer loft extension on a mid-terrace property. Steel beams were installed to form the new floor structure and support the dormer framework. To achieve the necessary ceiling height for a habitable loft room, the existing ceilings below were carefully lowered, resulting in an internal head height of approximately 2.1m.
Layout and Use of Space
The loft conversion created a new bedroom and en-suite bathroom. The staircase was intentionally positioned off-centre in a way that maximised usable space within the room. No partition walls were built around the stairwell, an open-plan approach that helped the loft feel more spacious and visually
connected.
Natural Light and Ventilation
Two Velux windows were installed on the front roof slope to bring natural daylight into the bedroom and provide cross-ventilation. At the rear, large sliding glazed doors were installed within the dormer, providing both garden views and excellent light levels throughout the day.
Heating, Plumbing and Electrics
Heating was extended into the loft via wall-mounted radiators in both the bedroom and bathroom. Plumbing services were installed to accommodate a WC, basin, and walk-in shower. Electrical works included new lighting circuits, socket outlets, an extractor fan for the bathroom, and compliance with all current fire and building control regulations.
