The fire escape stairs don't clean themselves.

Part of last week's external works: the metal staircase running down the back of a London building. Open treads, permanently outside, and grime building up on every step.

It's the one route in a building that has to work on the worst day. It's also usually the last surface anyone thinks to put on a cleaning schedule, because nobody uses it from one year to the next.

Wet checker plate with algae on it is slippery. In an evacuation, people come down those steps quickly, and not all of them are steady on their feet.

Jet washed back to bare metal, it grips again.

Worth checking yours. It costs very little to clean, and it isn't something you want to find out about afterwards.

The cheapest quote is rarely the cheapest contract.

I've walked into buildings six months after a low bid won the work. You can usually see it before anyone tells you. Dull floors. Marked walls. A bin that's been full since Friday.

The saving was real on paper. It just moved somewhere else: into early floor replacement, unplanned deep cleans, and a building manager spending their week chasing a contractor instead of running the building.

Cut-price contracts are usually cut-hours contracts. Fewer people, less time, higher turnover. Nobody on site long enough to learn where the problems are.

We price for the hours a building actually needs, and we pay the real Living Wage so the same faces come back each morning. It isn't always the lowest number on the tender. It is usually the cheapest one to live with.

A blue cloth never goes near a washroom.

It sounds like a small thing. It isn't.

Colour coding is how we stop dirt travelling round a building. Red stays in the washrooms. Green stays in the kitchens and tea points. Blue does the general areas. Yellow is kept for clinical and treatment rooms.

Every operative works to it, on every site we run. No shortcuts, even when someone's short of a cloth.

It isn't glamorous. But it's the difference between a building that looks clean and one that is clean.

Most building problems don't wait for office hours.

Thirty years working in London buildings and that part has never changed. A leak on a Friday afternoon, a door that won't lock, a floor that needs putting right before Monday. It's rarely convenient, and it's always urgent to the people standing in it.

Which is why the building side sits alongside the cleaning: repairs and maintenance, office refurbishments, emergency response, and the planned work that stops most of the emergencies happening at all.

The dirt in your building walks in through the front door.

You can put the best cleaning team in London on a floor, and without proper matting at the entrance you're still moving the same grit around every morning. It comes in on shoes, gets walked into the finish, and the floor ages faster than it should.

So we've been fitting barrier matting from Liberty Hygiene Services across our client buildings. A proper run at the threshold, not a token mat inside reception. It takes the water and the grit at the point it arrives, rather than halfway across the lobby.

Cleaner floors. Fewer wet slips on a Monday morning. And a finish that lasts a good deal longer before it needs stripping back.

It's the least glamorous thing we specify, and one of the few that pays for itself.

Buildings change. Fire risk assessments usually don't.

A desk gets moved. A store cupboard fills up. A fire door gets wedged open because it's easier that way. None of it feels like a change worth writing down — and then the assessment sitting in the folder describes a building that doesn't exist anymore.

The Fire Safety Order asks the responsible person to keep that assessment up to date. In practice that means a proper review every year, and a fresh one whenever the layout, the use or the occupancy has moved on.

We're in these buildings every day, so we tend to spot the small things first — the propped door, the boxes stacked in an escape route, the extinguisher nobody has looked at in a while. It costs nothing to flag it.

People book us for cleaning. Most don't realise how much else we cover once we're through the door.
