Case Study: Ensuite remodel transforming an outdated space into a modern oasis

This project involved a complete modern bathroom renovation, transforming an outdated and problematic space into a sleek, functional, and stylish retreat. Our team carried out a full rip-out and rebuild, addressing underlying structural issues while incorporating high-end fixtures and a contemporary design.

1. Full Rip-Out and Preparation
We began by completely stripping out the old bathroom, including tiles, fixtures, flooring, and fittings. Once exposed, we assessed the existing wall and ceiling conditions, identifying areas that required rebuilding and strengthening.

2. Structural Repairs
After uncovering the lathe and plaster, we replaced damaged sections with modern plasterboard and reinforced where necessary. The failed timber lintel above the window was carefully removed and replaced with a new treated lintel, restoring proper structural support.

3. Electrical and Lighting Upgrade
We installed new LED spotlights, giving the space bright, even illumination. The upgraded lighting not only enhances visibility but also creates a modern, spa-like atmosphere.

4. Wall and Floor Finishes
The bathroom was then finished with premium wall and floor tiles, chosen for both durability and aesthetic appeal. The tiles create a cohesive, easy-to-clean surface that perfectly complements the modern fixtures.

5. Plumbing and Fixtures
We fitted all-new plumbing, including:
- A TOTO toilet offering superior design, comfort, and efficiency.
- A floating vanity unit adding storage space and giving the illusion of a larger floor area.
- A modern sink and mixer tap blending functionality with contemporary style.

The existing bathroom had reached the end of its life. Behind the old finishes, we uncovered damaged lathe and plaster walls that required full repair. In addition, a failed timber lintel above the window had to be removed and replaced to ensure the structural integrity of the space.
Beyond these hidden issues, the client wanted a modern design with clean lines, quality materials, and a luxury feel, all within a compact footprint.

The completed bathroom showcases modern design, clean finishes, and reliable craftsmanship. What was once a dated, tired space is now a bright and elegant room built to last.

Case Study: Main bathroom refurbishment

The client’s existing main bathroom was outdated, featuring a freestanding bath, traditional basin, and enclosed shower. The goal was to create a modern, open, and practical space with a clean, contemporary aesthetic – emphasising comfort, lighting, and functionality.

The original bathroom layout felt cramped and disconnected, with old fixtures, mismatched finishes, and limited storage. The enclosed shower and freestanding bath dominated the room, leaving minimal usable floor space. The lighting was dim and uneven, making the space appear smaller and dated.

The scope of work included:
- Complete rip-out of all existing fixtures, including the freestanding bath, basin, toilet, and shower.
- Reconfiguration of layout to enhance flow and functionality.
- Installation of a new toilet in a new location to optimise space.
- Addition of a modern vanity unit with integrated storage and a sleek sink.
- New walk-in shower with a frameless glass screen and concealed plumbing.
- Fitting of a contemporary LED mirror with integrated demister.
- New wall and floor finishes using large-format grey porcelain tiles for a cohesive, modern look.
- Upgrade to recessed LED ceiling lights for bright, even illumination throughout.

This bathroom refurbishment project was undertaken to completely modernise an outdated and impractical space. The client wanted a more efficient layout, a sleek contemporary design, and improved functionality. As part of the transformation, the existing underfloor heating system, which had not been operational, needed to be recommissioned, and structural alterations were required to improve access to the room.

The project involved a full strip-out and complete renovation of the bathroom, including:

- Removal and disposal of all existing fixtures, fittings, and finishes
- Blocking up the existing doorway and creating a new doorway to improve layout and flow
- Recommissioning of the existing underfloor heating system
- Installation of new wall and floor tiles
- Construction of a new walk-in shower with modern fittings
- Relocation and installation of a new toilet
- Installation of a new sink and vanity unit complete with a demister LED mirror
- Upgrading to new energy-efficient LED lighting throughout

The completed bathroom is a modern, bright, and functional space that combines practicality with contemporary design. The new doorway provides improved access and flow, while the recommissioned underfloor heating adds warmth and comfort. The LED lighting and demister mirror enhance usability and atmosphere, and the new layout maximises space efficiency.

Before & after: Modern kitchen transformation

Another kitchen completed by FIR Construction, and this one came with a few surprises along the way!

What started as a simple refit quickly turned into a full transformation after uncovering a few hidden issues:
- Holes behind existing cupboards stuffed with newspaper contributing to long-term damp problems
- Non-compliant electrics, meaning a full rewire was required
- Hidden pipework that had to be rerouted to allow for a safe new electrical installation and to allow cupboards to be utilised
- Five layers of flooring, which made running new pipework a bit of a puzzle!
- We also relocated the sink to the opposite wall to maximise workspace and create a more practical layout

This space now features:
- Sleek Quartz worktop and splashback
- New electric oven, induction hob, and fridge freezer
- Durable LVT grey flooring that matches the rest of the downstairs
- Fresh new units and fittings for a timeless, modern look
- A bright, functional space that makes the most of every inch

Despite various challenges, our supply chain delivered a clean, durable, and modern result we’re proud of.

Working in construction is all about precision, timing, and problem-solving but did you know that many individuals on the ADHD spectrum bring unique strengths to the job site?

ADHD often comes with heightened creativity, hyper-focus on tasks of interest, and out-of-the-box problem solving - qualities that can transform how we approach construction challenges.

At the same time, ADHD can make certain aspects of construction work more challenging, like paperwork, scheduling, or repetitive tasks. Awareness and small adjustments, such as structured workflows or hands-on learning, can help bridge the gap.

Inclusive workplaces that recognise neurodiversity aren’t just “kind” - they’re smarter. Harnessing diverse cognitive styles can lead to innovative solutions, stronger teamwork, and safer, more efficient sites.

Great partnerships start with great conversations!

Lately, we’ve been invited to tender for several exciting new projects, which is always flattering and a great sign that our name is getting out there.

But we’ve also noticed something along the way: sometimes the tender requirements don’t quite match who we are or what we actually do best.

It’s a simple but powerful reminder; before sending over a detailed BoQ or list of requirements, take the time to talk first.

A quick phone call or an initial meeting can save everyone time and lead to much better outcomes. You’ll get a clearer sense of what we’re really about, the problems we’re built to solve, and whether we’re the right fit for each other and we’ll understand your goals in a way that no document can fully capture.

At the end of the day, great partnerships start with great conversations - not just great paperwork.

Why you won’t see our vans with big logos.

You might notice that our company vans don’t have any branding or signage on them. There’s a simple reason for that - security.

While sign-written vehicles can be great for visibility and marketing, they also make it clear what’s inside and unfortunately, that can attract unwanted attention.

By keeping our vans unmarked, we reduce the risk of break-ins and protect the tools, equipment, and materials our team relies on every day. It’s a small but effective way to keep our people safe, avoid unnecessary downtime, and prevent large insurance claims.

At this stage, we don’t need the extra marketing. we’re growing steadily and sustainably through reputation, reliability, and word of mouth.

Sometimes, the best form of protection and promotion is staying low-profile.

Please stop referring your mates just because you like them....

We need to talk about referrals. Specifically, the kind where someone gets recommended not because they do great work, but because they’ve got good pub chat or are “a mate from back in the day.”

Lately, we’ve come across far too many jobs where the quality has been absolutely diabolical. That's why we are getting called in.

No care or attention to detail.

Rushing through the work just to tick the box.

Not even reading the basic information provided — missing things off the estimate, cutting corners, and leaving others to clean up the mess.

Referrals should mean trust and quality. Instead, too often, it’s becoming an easy favour that ends up costing everyone more time, money, and frustration.

Pleas stop allowing poor trades to keep getting work just because they’re cheap or “a good lad.” If someone’s standards are low, it reflects badly on everyone involved.

A true professional earns referrals through quality, reliability, and pride in their work and not because they’re the best storyteller at the pub.
