Not everyone is used to engaging the services of a building company for a conversion or full renovation. It is a large responsibility; a massive undertaking that affects how you will be living in the short term as the work progresses - and the long term once your home is transf
ormed. Reliability, experience, talent, quality - these are all qualities you look for in a building company. To reassure those new to this world, we'll outline our process so you are clear exactly how things proceed when you work with PBC. Step 1: Site Survey
It all starts with an in-person visit. Not virtual, not online - because nothing beats personal contact. We experience a place on site and deal with a client's vision and concerns face-to-face. It is far easier to get your ideas across in person than by phone, letter, digital plans or sheer hope. This visit also allows you to learn about us up close and understand how we work. Step 2: Project Quotation
The project specification has been explained and understood. We have the beginnings of a plan. At this point we meet with the PBC team members who will be working on the project and produce a price competitive, transparent quotation and married timeline. This is a clear quote that outlines what you will receive and at what cost. We are here to answer any questions that may arise on receipt of the quotation. Step 3: Contract
If you chose to proceed with the project with PBC alongside you at the helm, we will draw up a clarity focused contract that is normally in Joint Contracts Tribunal (JCT) format. We are happy to work with other contract formats, should you have another preference. The PBC payment plan is clarified: this consists of an initial deposit and invoicing every two weeks thereafter on agreed work completed. Step 4: Timeline - Scope Of Works
Once the contract has been signed we produce a weekly building programme so you have a clear timeline for the project from start to finish. The programme is reviewed every week on site so it remains current at all times. As this point we will also confirm a start date for your building project. The fun starts here. Step 5: Commencement Of Building work
Your project has just one point of contact, the PBC project manager who will oversee every aspect of your renovation or conversion from beginning to very end. At the start we implement security systems, safety protocols and site hoarding layout. All work is carried out by our professional, courteous, helpful team. Building control is always efficient as we monitor those on site at all times. Subcontractors for plumbing and electrical aspects of the build will be called upon when required. These are our regular associates so quality work is assured. Step 6: Completion
Following the final site inspection, we will declare your project completed. We have delivered a new home exactly as you planned and hoped for. We will hand over the property to you along with a user guide for any new systems now present in your home. Step 7: 3 to 6 Months Retention
A time period is agreed in advance of the completion date during which we are committed to undertake snagging and right any small issues that may have arisen. We will also collect the final retention payment from you. Upon clearing your snagging list, the project is over and your new home is ready.
