How do we describe a defect in writing?

Here's an example, straight from our report style:

The photo: staining to the chimney breast in bedroom 2.

The report entry: "Moisture readings elevated (22–26%). Staining pattern consistent with failed flashing at chimney/roof junction rather than internal condensation. Repair: re-dress flashing and monitor. Obtain roofing contractor quotation prior to exchange. Condition Rating: 3."

Found on inspection: the floor that felt "a bit bouncy".

The viewing notes said "charming original floorboards".

Our probe said: wet rot in three joist ends where a leaking gutter had been feeding the wall for years.

The fix: joist repairs, gutter renewal, ventilation quoted properly BEFORE our client negotiated. They used the report to renegotiate the price.

That's what a survey is for, not to kill deals to price them.

Subsidence or settlement? One word that changes everything.

They look similar but they are not.

* Settlement: a building compressing into the ground under its own weight. Common in new builds. Usually stabilises.
* Subsidence: the GROUND moving away beneath the foundations. Progressive. Serious. Insurance-relevant.

Clues that push us toward the subsidence question: diagonal cracking wider at the top, doors/windows suddenly sticking, cracks visible inside AND outside at the same spot.

If a property has a movement history, you want that diagnosis in writing before exchange not after.

They look similar but they are not.

Falling for a period property? Read this first.

Victorian and Edwardian homes are beautiful, and they hide predictable problems:

* Solid walls with no cavity = damp risk without proper ventilation
* Original timber floors near ground moisture = decay risk
* Old lead or steel plumbing behind new bathrooms
* Chimney breasts removed without proper support
* Extensions bolted onto structures never designed for them

None of these are reasons NOT to buy. They're reasons to buy INFORMED.

Is that "cosy smell" actually condensation?

That musty note in a viewing isn't character. It's chemistry.

Three types of damp — and they are NOT treated the same way:

• Condensation: moisture from daily living hitting cold surfaces. Ventilation problem.
• Rising damp: ground moisture climbing walls — tide marks up to ~1m.
• Penetrating damp: water forcing in through defects — roof, gutters, pointing.

Misdiagnose the type, and you pay for the wrong fix. We see it constantly.
