🚨 Why the cheapest building quote usually costs more.
Most homeowners collect 3 or 4 quotes and naturally compare the final number.
£85,000.
£105,000.
£120,000.
At first glance the cheapest option looks like the obvious choice.
But here’s the problem…
Many building quotes aren’t pricing the same thing.
One builder may have included structural steel, waste removal, decoration, project management and Building Control coordination.
Another may have priced only the basic construction works.
On paper they look cheaper.
In reality, important elements of the project may be missing entirely.
This is where homeowners get caught out.
The project starts.
The extras begin.
The budget grows.
And suddenly the “cheap” quote isn’t so cheap anymore.
We’ve seen homeowners receive quotes with little to no breakdown, making it almost impossible to understand what is included, what has been excluded and where their money is actually being spent.
The other question rarely asked is:
How protected are you throughout the project?
Does the company have the correct insurances?
Who is managing the project?
What guarantees are provided?
What happens if issues arise during construction?
These are questions worth asking before choosing a builder based purely on price.
Our advice?
Compare quotes line by line.
Make sure every builder is pricing the same drawings, the same specification and the same scope of work.
Because the best quote isn’t always the cheapest.
It’s the most transparent.
Have you ever received two building quotes with a huge difference in price?
