NON-INTRUSIVE vs INTRUSIVE SURVEYS: Which One Do You Need?

đ NON-INTRUSIVE SURVEY (Visual Inspection)
This is the starting point for most projects. Our engineers visit your property and visually assess:

Structural elements (walls, beams, columns, foundations)

Visible cracks, settlement, or damage

Building materials and age
â
Roof and floor structures

Any obvious signs of movement or distress
Timeline: Usually 1 day on site
Cost: Fraction of intrusive work
Best for: Initial assessment, extensions, conversions, understanding existing structure
THE CATCH?
Non-intrusive surveys can only tell us what we can see. Hidden problemsâlike soil conditions, foundation depth, or internal structural issuesâremain unknown.
đŞ INTRUSIVE INVESTIGATION (Going Deeper)
When non-intrusive findings raise questions, we go deeper:

Boreholes and trial pits to examine soil

Concrete testing and material analysis

Opening walls to check hidden structures

Laboratory testing of soil samples

Crack monitoring over 8-12 weeks
Timeline: Weeks to months
Cost: Higher, but essential for major decisions
Best for: Cracking issues, foundation concerns, major refurbishments, underpinning decisions
