We just walked through Project Mansfield — and this one is a proper transformation.

A bare flat and commercial unit is now a 6-bed HMO with a side extension, communal kitchen, 4 rooms across the first floor (2 studios + 2 en-suites), and full first-fix plumbing and electrics done.

The old garage? Demolished. 3 parking spaces going in for residents.

We're 2-3 days from finishing plasterboarding the first floor, and skimming is already underway upstairs.

We learned that the hard way.

On one of our rental properties, we saved a few hundred pounds by going with cheap skirting boards. Looked fine on day one. Within months they had warped, the tenant was complaining, and we were back on site paying for materials and labour all over again.

The "saving" cost us more than doing it right the first time.
