This 30-foot feature column at Building 10, Princess Parade, Liverpool Waters had been badly water stained following repairs to the glazed roof above.

The decorating itself wasn’t the biggest challenge… getting to it was.

Positioned between two lift shafts, inside a live reception with glass partitions and constant tenant access, the project required detailed planning, bespoke scaffold design and strict Health & Safety procedures before work could even begin.

The result? A fully restored feature column with minimal disruption to the building and its occupants.

It’s projects like these that show what Griffin Installations is all about—finding solutions where others see obstacles.

At Building 10, Princess Parade, Liverpool, we were delighted to be asked by the commercial landlord to give the toilet corridors and washroom facilities a fresh new look.

Located on the banks of the River Mersey, next to the iconic Liver Building, this prestigious property deserved a finish to match.

Our team carefully removed the toilet cubicle feat and sanitaryware, with the cubicles temporarily supported on adjustable blocks so our flooring specialist could install the new luxury LVT flooring seamlessly. Once complete, the toilets were refitted with new fixings and professionally sealed. The Cubile feat were then replaced

To complete the transformation, the doors were sanded and repainted, while walls were repaired, filled and decorated, leaving the whole area looking bright, clean and refreshed.

Projects like this are all about teamwork. By coordinating our plumbers, decorators and flooring specialists, the refurbishment was completed efficiently, with minimal disruption and a high-quality finish.

🪵 From Rotting Timber to a Safe, Bespoke Balcony 🏡

Another happy domestic client in Salford.

When we were asked to inspect this raised balcony, it quickly became clear that the existing timber balustrade had reached the end of its life. Rot had taken hold at the base of the posts, compromising the safety of a balcony positioned above a cellar with a sloping garden below.

Rather than offering a one-size-fits-all solution, we talked the client through several options, including composite, hardwood and oak, discussing the advantages of each material.

The client chose solid oak, allowing us to achieve a bespoke Lime White finish that perfectly complemented the property.

Our work included:
✔️ Careful removal of the existing balustrade.
✔️ Protecting and removing the planting, bird feeders and stainless steel handrails for reinstallation.
✔️ Fitting a brand-new oak balustrade.
✔️ Applying a bespoke Lime White painted finish.
✔️ Reinstalling all existing fixtures and finishing touches.

But it’s often the details you don’t see that make the biggest difference…

To help maximise the lifespan of the new balustrade, we installed sacrificial oak spacer blocks beneath the bottom rail. This simple but effective detail lifts the timber clear of standing water, allowing it to dry properly after rainfall and significantly reducing the risk of future rot.

It’s this attention to detail that separates a repair from a long-lasting installation.

At Griffin Installations, we don’t just replace what’s failed—we look at why it failed and build it back better.
