Groundworks are a crucial part of any modular build — and they’re completed long before our units arrive on site.

As part of our full turnkey service, we can take care of:

On this particular project, the services and concrete pillars were installed and prepared ahead of delivery by the client, allowing our modular unit installation to run smoothly and efficiently.

When we say over 90% of a modular building is completed off-site, we really do mean it.

By the time these modules arrive on site, the vast majority of the work is already done in our controlled factory environment. As you can see from the photos, the internal walls, painting, windows, first fix services, and major construction work are already complete before the lift even takes place.

At this stage, we’re expecting the flooring installer, electrician final fix, plumbing connections, and the painter completing the third and final coat of paint before handover.

This is one of the biggest advantages of modular construction — reduced time on site, improved quality control, fewer weather delays, and a far more efficient build program overall. While traditional builds can spend months exposed to the elements, modular allows us to complete the majority of the project in a controlled environment with precision and consistency from start to finish.

Two modular units being carefully lifted into position as part of a larger 6-module project we’re delivering — a great example of why preparation is everything in modular construction.

Every stage has to be planned long before the crane arrives on site. From the steel frame and structural engineering, to transport logistics, foundations, service connections, and precision manufacturing — modular building only works when every detail is considered from the start.

These custom powder coated steel box clamps, engineered by Russell , are a perfect example of the creativity and problem-solving that goes into modular construction. Designed to securely bring our modular buildings together on-site, they might look simple — but the detail, and craftsmanship behind them make all the difference.

What a day. What an effort from the team. 🌞👷

Phase 1 has now been delivered to Prestwick Airport for our large modular build project which will consist of 6 modular units in total. Phase 1 was the first 3 units transported skilfully by the team at 3B.

As we complete over 90% of our modular builds in the workshop the final subcontractor works will now be carried out on-site while our team continues progressing the remaining 3 units in production.

At this point I want to express my thanks to the whole team at Aroha Escapes as this has been a monumental project to take on at such a tight schedule where the guys have worked tirelessly to get us to this point and successfully deliver the first 3 units.

Another busy week in the workshop for our largest modular project yet.

Everyone has been hard at it early mornings and weekends to get the units delivered on time.

The first three units are scheduled for delivery late next week, at which point all external work will be complete, with internal finishing touches, electrical, plumbing, flooring and painting to be finalized on site.

Following from the initial placement of the first three units, we will proceed to the next phase, focusing on the subsequent three units to form a single, cohesive large unit.

The final build will be home to 2 x large office areas, managers office, kitchenette, 3 x toilets, sitting area and a vestibule.

Busy week this week hard landscaping and adding an a large extension to a garden room we completed over 8 years ago. The garden room has been well used over the years and enjoyed by the customers family but now its time to add more space.

The beauty of using Cedral cladding is there is very little wear in the cladding over the years so when the new extension is added on it will look like the room was built in one.

The Landscaping is an exciting design we will show off in a couple of weeks.
