We are highly knowledgeable in building regulations therefore understand the nuts and bolts of putting a building together, it's not just about the pretty pictures! We work alongside and help Contractors whenever possible to deliver projects. Our team has a broad amount of experience which ensures a balanced and thorough job, our prices are very competitive and because we are not Architects our fees are based on an estimate of time taken to complete the project rather than a % on the build cost.

Planning in Principle (PiP) had already been secured for this site, and the landowners approached us to create CGI visuals demonstrating what could be achieved.

A PiP establishes whether a site has the potential for development and can then be followed by a Technical Details Consent application to progress the scheme further.

Working with the site's challenging, slender footprint, we designed a floor plan that not only made the most of the available space but was carefully orientated to capture the spectacular views. The concept was then developed into a detailed 3D model before being refined and brought to life using AI-enhanced visualisation techniques.

Accurate site data is essential for a successful outcome. Using drone imagery and photography, the team at Cornwall 3D Scanning expertly navigated the Cornish weather and delivered the information we needed in record time.

The result is a contemporary, elegant design that sits beautifully within its setting. And as if that wasn't enough—the plot is also coming to the market soon.

Transformation of a Former Beer Cellar & Store into a Unique New Home

A recent site visit provided the opportunity to review the very early stages of an exciting conversion and extension project, transforming a former beer cellar and storage building into a new dwelling.

This is far from a straightforward conversion. The existing structure is a characterful but heavily derelict building where virtually nothing is square, level, or straightforward. Projects like this demand experience, precision, and a skilled team capable of overcoming complex construction challenges.

A particular mention goes to Michell Roofing, long standing clients and trusted contractors, who have undertaken all works on this project. Their dedication and craftsmanship have been invaluable, particularly in designing and installing roof trusses within such an irregular existing structure.

As with all our projects, the process began with a detailed site consultation to fully understand the client’s aspirations and unlock the potential of the building. We then commissioned a highly accurate measured survey by . The resulting digital model and photographic walkthrough allow us to virtually revisit the property at any stage, analyse intricate details, and develop designs with exceptional accuracy.

Our involvement has covered every stage of the process, from securing Planning Permission through to the production of comprehensive Building Regulations drawings and technical details, ensuring the project could progress smoothly from concept to construction.

Works are now well underway, and it is incredibly rewarding to see this once-neglected building beginning its transformation into a warm, characterful, and highly efficient home. We look forward to sharing further progress as this unique project continues to take shape.

Hands up if you love what AI can do but hate what it's doing to the planet 🙋

We've been having this exact conversation internally. As a business that works on sustainable projects in Cornwall, it felt hypocritical to just quietly start using AI and say nothing about it.

So we didn't.

We wrote a blog. An honest one. No greenwashing, no corporate spin — just a real conversation about the cost of AI visually, environmentally, and morally.
And yes, we talk about what we're actually doing about it, including donating to charity every time we use AI-generated content.

It's not a perfect solution. But it's an honest one.

When extending outward is not feasible, or the site presents design constraints, a loft conversion can be an exceptionally efficient way to create additional living space. In some cases, the addition of a dormer is necessary to provide the required headroom and maximise usable floor area.

The double garage was a highly sought after feature for the client, providing dedicated space for a passionate motoring enthusiast to work on and maintain their vehicles and projects.

A positive Pre-Application response has been received for a proposed development of 19 new dwellings submitted as part of a recent application.

We held a highly productive and proactive meeting with the assigned Planning Officer, who provided clear guidance on the key matters to be addressed within the forthcoming Full Application.

The Full Application is currently in progress, with the design continuing to be refined. We are working closely with our clients to deliver a scheme that responds effectively to the feedback received at pre-application stage, while also creating a residential development they can take pride in.

It’s not always about grand designs, new builds, or striking extensions. Thoughtful, modest, and budget conscious additions can have a meaningful impact. Transforming not just a home, but the way a family lives and spends time together.

NHB provided Building Regulation approval, a Thermal overheating assessment, and ongoing support throughout the project. The property was constructed by CR Building Ltd, a contractor with whom we have maintained a longstanding working relationship.

We are always happy to collaborate with other Architectural practices to successfully deliver projects.

This contemporary four bedroom home has been thoughtfully designed with future proofed flexibility at ground floor level. It features an open plan dining and kitchen area, complemented by a separate, more intimate lounge.

The client’s commitment to high quality finishes such as the zinc roof, Cedral cladding, and stone-built annex, is evident throughout and has resulted in an outstanding final appearance.

Planning permission and Building Regulations approval ✔ Commercial new build development, delivering much needed office space for the expanding Pellows WDS Ltd. This outstanding local, family run business provides waste management services across the county and is a valued client to work with.

The new, modern office premises were constructed by Vespa Developments Ltd, a highly reliable contractor known for delivering work of an exceptional standard.

This project reflects a strong collaborative effort, with excellent teamwork and support throughout, particularly in navigating the increasingly stringent requirements introduced by recent updates to the Building Regulations.
