We have completed over 3000 jobs, anything you can think of and we've probably designed it! Since 1985 the company has expanded into a small team. We are passionate about architecture and understand what it takes to achieve good desig

n. We can design want YOU want and guide you in order to achieve planning approval, or if you have a completely blank canvas we will provide you with inspiring designs which we will tailor to you. We are highly knowledgeable in building regulations therefore understand the nuts and bolts of putting a building together, it's not just about the pretty pictures! We work alongside and help Contractors whenever possible to deliver projects. Our team has a broad amount of experience which ensures a balanced and thorough job, our prices are very competitive and because we are not Architects our fees are based on an estimate of time taken to complete the project rather than a % on the build cost.

Take a look inside one of our favourite equestrian projects: a purpose-built indoor riding school and outdoor arena in Cardinham. We designed it with a mirrored gable and a glass gable, so riders get plenty of natural light and a clear view of their own technique while they train. More than 20 years on, it’s still going strong! 🏡 Planning Approved – A True Self-Build Family Home

A fantastic result for our client, with outline planning permission won at appeal and the Reserved Matters application now approved.

The result will be a spacious new three-bedroom family home in a beautiful rural location, designed as a true self-build project for our client.

With planning looking positive, we were able to keep the project moving by progressing the Building Regulations package and Overheating Assessment alongside the application.

Now, with planning secured and the technical work complete, everything is finished and ready to go! 🏗️

🚗 From unused front garden to approved off-road parking!

👉 Check out the before and after to see the transformation.

We provide Planning Drawings, Building Regulation Drawings and Planning Submissions for projects of all shapes and sizes.

For this project, our client was struggling daily with parking outside their home. With no designated spaces on the street, parking was on a first-come, first-served basis often meaning they had to park up to 200m away. Not ideal when unloading the weekly shop!

The existing front garden wasn’t being used as a practical green space, particularly with the property already benefiting from an extensive rear garden.

Even better, we successfully secured planning approval for the first parking space of its kind on the street, establishing an important precedent for the area. ✅

Our client is delighted with the result and so are we!

A sneak peek at a 40+ home development we’re currently working on.

Set within a semi-rural location, the design is being carefully developed to reflect and respond to its surroundings. Creating homes that feel appropriate to their setting rather than imposed upon it.

For us, establishing a strong architectural vernacular starts with the fundamentals: thoughtful proportions, considered material finishes and getting the details right.

Sash windows rather than standard casements.
Lime render rather than cement render.
Natural materials, complementary tones and a restrained colour palette.

Individually, these may seem like small decisions. Collectively, they go a long way towards creating homes with character, depth and a genuine sense of place.

Still a work in progress, but we’re really pleased with how this one is developing.

☀️ Another heatwave coming in hot... You might not be able to beat the heat this year but 2027...

When we think about designing or renovating a home in Cornwall, keeping warm in winter usually gets plenty of attention.

But keeping cool in summer is becoming just as important. 🌡️ Some of the most effective solutions are surprisingly simple.

One detail that gets overlooked all the time? 🚪 The humble 10mm door undercut!

That small gap beneath an internal door can help air continue to move between rooms even when doors are closed, a tiny design detail that can contribute to better ventilation throughout the home.

Here are a few other ways good design can help reduce overheating:

☀️ Stop the sun before it reaches the glass-External shutters and blinds can be extremely effective at reducing unwanted solar heat.

🌬️ Create cross-ventilation
Windows on opposite sides of the house can encourage air to flow naturally through the building.

⬆️ Give hot air somewhere to escape
Opening roof windows and other high-level openings can help rising warm air escape while drawing cooler air in below.

🪟 Think carefully about your glazing
Solar-control glazing can reduce solar heat gain while still bringing plenty of natural light into the home.

A project we completed over 10 years ago, yet it's still a fantastic example of how a thoughtfully designed extension and a sympathetic choice of materials can completely transform a home.

NHB provided a complete service, from the initial planning drawings and planning submission through to the detailed Building Regulations package.

The extension created spacious, light-filled living areas, a private balcony, and extensive glazing to make the most of the stunning sea views, just a stone's throw away.

Our clients also went the extra mile by retaining and celebrating the property's original curved glass features, perfectly blending the old with the new.

We think the finished result still looks as stunning today as it did when it was completed.
