đź’ˇ Putting under-used plots back to work is one of the most direct routes to housing in places already served by transport and amenity.

Sites like the one below – a tight footprint in an urban setting, with plenty of neighbourhood obstacles to navigate — are where a 2D light gauge steel framing (LGSF) system can be a viability enabler.

The precision of offsite manufacture from our factory in Cahir, combined with the flexibility to adapt on site, means we can deliver on constrained city-centre plots that would be challenging with traditional methods.

2 WEEKS ON SITE

In just two weeks on site in Thurles, the light gauge steel framing panels for Tipperary’s newest McDonalds have been erected.

Next step: parapets. And while that’s happening, fit-out commences inside, windows go in, and external cladding is installed over our cladding-ready panels, manufactured here in Cahir.

Multiple work packages, running in parallel. This is the sequencing offsite manufacture makes possible.

5 months — from breaking ground to serving food

That’s the McDonald’s restaurant programme.

Last week, we started on their new site in Thurles, working directly with McDonald’s, and with Martin Reddin Construction as main contractor.

This will be a 3-week programme for us using our cladding-ready panels, manufactured in Cahir.

Speed like this gets called “new.” It isn’t. While the language of industrialised construction is new to Ireland — the engineering of MMC has been delivered to Irish sites for decades. What’s changed is that we’re finally naming it, measuring it, and building a delivery model around it.

This is what rapid build looks like when the system behind it is mature and precision engineered.

NEW project on site in the heart of Cork city.

We’re delighted to be working with Summerhill Construction Co Ltd on their development at Dunbar Street, where our team started installation late last week.

Sites like this — a tight footprint in a dense urban neighbourhood, with plenty of complex interfaces to navigate — are where a 2D light gauge steel framing system really earns its keep.

Great day on-site at Cloverhill yesterday hosting a delegation of engineers, architects, and planners from Cork County Council, alongside our partners at Clancy.

We walked the team through the full Remagin journey — from design and detailing, through production in our factory, to site installation, with a close look at the QA checks and engineering sign-off procedures that underpin every project.

Clancy’s shared their perspective on the programme and cost certainty that LGSF delivers, how their teams finish out buildings in parallel with our install, and how the Last Planner System helps coordinate trades and sub-contractors to keep the build firmly on the critical path. They also spoke to the quality, cleanliness, and safety benefits that come with offsite construction.

Thanks to everyone from Cork County Council for the engaged questions and great discussion — and to the Clancy’s team for co-hosting.

Days like this are how we build shared understanding of what MMC can deliver for Irish housing.

Latest BCMS data tells an interesting story: in the second half of 2025, 47% of new dwellings commenced in Ireland indicated intended use of MMC, rising to 69% of scheme dwellings.

Intent at commencement isn't completed output — but it's the clearest signal yet that offsite is moving from conversation to standard practice on Irish sites.

For our part of that shift — light gauge steel framing — a few things are worth saying plainly:

→ LGSF is a loadbearing system, not a finish. We design, manufacture and install full superstructures up to 15 storeys, alongside non-loadbearing SFS for external envelopes on traditionally built frames.

→ The value isn't only speed on site. It's the predictability that comes from our Cahir-based, factory-controlled tolerances, integrated boards, insulation and membranes arriving as one panel, and fewer trades sequencing around each other in the wet.

→ Steel's high strength-to-weight ratio and recyclability give it a defensible place in a sustainability conversation that's getting more rigorous — particularly with whole-life carbon assessment now embedded in public procurement.

Ireland's policy framework is in place.

Standards work specific to LGS — including Construct Innovate's STANDARDIZE project and a forthcoming NSAI technical committee on LGS residential construction — is now underway.

Our team is on a mission to convert that capacity into delivery on the ground. That's the work.

While we are advocates of early engagment with development design teams, we understand the realisties of the industry – it's never too late to access our deep, technical experience.

đź’ˇ Research and testing are the strong evidence base we need to build confidence in offsite and other modern methods of construction.

Our Head of Commercial, Darragh Ryan, recently visited the Structural Engineering Lab at University College Dublin with Cian O'Mahony, Head of Technical, for a look at ongoing testing of light gauge steel joists – including testing to failure – with preliminary results looking very positive.

The facilities at UCD are at the cutting edge of structural research, and it's encouraging to see academic rigour applied to LGSF systems. This kind of independent testing is what builds the evidence base the industry needs as MMC scales to meet Ireland's housing delivery targets and other vital builds.
