Waters Walk in Watkinsville has officially reached an exciting milestone.

W&A Engineering was proud to be part of this project from its earliest stages in 2021, providing zoning and entitlement support, surveying, civil engineering, and landscape architecture services as the vision moved from concept to reality.

What makes Waters Walk especially meaningful is its focus on affordability. The development creates new housing opportunities for seniors at income levels that are increasingly difficult to serve in communities like Watkinsville. At a time when housing costs continue to rise, projects like this help ensure that longtime residents can remain connected to the communities they know and value.

We also want to recognize the City of Watkinsville for the important role its leadership and staff played in helping make this project possible. Their willingness to work collaboratively through the planning and development process helped create a path forward for a project that addresses a real community need while fitting thoughtfully into Watkinsville.

Projects like Waters Walk take years of coordination, persistence, and partnership. Today’s ribbon cutting was a great reminder of what can happen when public, private, and community partners work together around a shared goal.

Congratulations to everyone involved in bringing Waters Walk across the finish line. We’re grateful W&A had the opportunity to help shape this project from the beginning and to celebrate this milestone at completion.

Affordable housing remains one of the most pressing issues our communities face.

The W&A Engineering team recently attended the affordable housing conference in Charlotte, where industry leaders explored changing market trends, increasing development costs, zoning considerations, density strategies, and municipal review processes.

These discussions underscored the importance of strategic planning, collaboration, and practical engineering solutions to bring quality housing projects to fruition.

W&A Engineering has been a key supporter of affordable housing developments across Georgia and North Carolina, assisting clients in overcoming complex site development and infrastructure challenges.

If you're considering an affordable housing project, we would love to discuss how we can assist you!

We’re excited to see vertical construction moving forward at Micah’s Creek, an Athens Area Habitat for Humanity community that is bringing new affordable homeownership opportunities to Athens.

One of the unique features of these homes is the use of Insulated Concrete Forms (ICF). This construction method uses reinforced concrete walls sandwiched between layers of continuous insulation, creating homes that are durable, energy efficient, quiet, and well insulated.

For Habitat homeowners, those benefits extend well beyond construction. Greater energy efficiency can mean lower monthly utility costs, while the strength and durability of ICF construction can help reduce long-term maintenance needs — an important part of making homeownership truly sustainable and affordable.

We’re proud to be part of the team helping Athens Area Habitat for Humanity bring Micah’s Creek to life and excited to watch this community take shape.

W&A had the pleasure of hosting the monthly meeting for Athens Area Women in Construction at our Athens office. It was wonderful to connect face-to-face with many of the amazing women we usually see on video calls, job sites, and at public meetings. Mrs. Beth Bacon shared her journey as one of the first women Rotarians, her leadership roles in local school systems, and her joy in raising three children who chose careers in construction and engineering. Her enthusiasm for Lego and encouraging her grandchildren to pursue STEAM opportunities inspired us all!

Executive Order 14394 is here. This directive gets right into the actual gears of land development – affecting everything from permits and environmental reviews to federal financing and building codes. If you are a developer, municipal leader, or landowner, understanding these shifts isn’t just a matter of compliance; it’s a baseline requirement for protecting your timelines, budgets, and project pipelines.

W&A Engineering CEO Jon Williams, PLA, just released Part 1 of our comprehensive 5-part series: "Red Tape or Real Relief? Breaking Down the New Rules of Land Development."

In this initial briefing, we tackle:

The Two-Track Plan: How federal agency mandates and local funding incentives are shifting the entitlement landscape.

The Enforcement Gap: Why the lack of built-in deadlines means the speed of change will vary wildly by agency.

Project Risk Mitigation: How to categorize these updates (Enacted, Active Rulemaking, and Early-Stage Directions) to keep your projects safe from sudden regulatory shifts.

Ensure your next land deal and site plan are built on what is legally finalized today, not theoretical future roll-outs.
