Build Better... A Message from Brad

I want to be honest with you about something — because I think you deserve that from a contractor.

These photos are from a real project. A real family's home. And when we pulled back that floor, my stomach dropped. Not because I was surprised — but because I knew this homeowner had been living above this for years without any idea it was there.

That's the part that stays with me.

We spend so much energy making our homes feel safe. Feel comfortable. Feel like ours. And most of the time, they are. But sometimes — quietly, invisibly — something is working against all of that. Moisture finds a seam. A slow drip goes unnoticed. Wood starts to give. And life keeps moving, because nothing on the surface tells you to stop.

Build Better. A message from Kevin...

Three bids. Three different numbers. Same project.

I hear this constantly, and I understand why it creates anxiety. You're trying to make a smart decision with information that doesn't line up — and nobody is explaining why.

Here's the honest answer: proposals are only as reliable as what's inside them. A number without detail is not a bid — it's a guess with a dollar sign on it. And when things are vague on paper, the gaps get filled in later. Usually at your expense.

What I'd tell any homeowner to look for before signing anything:

❓Is the scope specific, or does it read like a summary? Vague language protects the contractor — not you.

❓Are allowances clearly defined? An allowance that isn't anchored to something real is a placeholder for a conversation you don't want to have mid-project.

❓What happens when something unexpected comes up? If the contract doesn't address it, you'll find out the hard way.

We build proposals that answer these questions before you have to ask them. If you're in the middle of comparing bids and something feels off, call us. We're happy to help you read between the lines.
