Treat your clients like family, and they’ll return. Better yet, they’ll refer.

Approximately 15 years ago, JDBC completed this one-of-a-kind ranch home tucked away in the Gatesville countryside.

A house was built, but more importantly, a relationship was created.

Today, 15 years later, we’re back helping prepare this beautiful property for a large summer gathering. Over the past month, our team has been hard at work completing:

✔️ Over 1,500 square feet of new masonry sidewalks and walkways
✔️ Landscape improvements and cleanup
✔️ Yard grading and sod restoration
✔️ General property enhancements and maintenance items
✔️ A long list of projects to help this ranch look its absolute best

And we’re not done yet.

As we speak, we’re putting the finishing touches on a custom ranch entry featuring a sliding gate that will completely transform the entrance to the property.

Even beyond that, we’ll soon begin construction on a full renovation of another 3,200-square-foot ranch home located on the same property that our client recently acquired.

Here’s today’s Builder Tip:

Anyone can build a house. Not everyone can build relationships that last 15 years.

When you genuinely care about your clients, stand behind your work, answer the phone after closing, and treat their project as if it were your own family’s home, they remember.

The greatest compliment a builder can receive isn’t a review.

It’s a phone call years later saying:

“We’re ready for the next project.”

The Hay Barn Update 🚜🏗️

This project continues to take shape, and it’s becoming much more than your typical hay barn.

Recently, we completed a hybrid spray foam insulation system consisting of:

✅ 1” Closed Cell Foam for a rigid v***r barrier and added structural strength

✅ 5” Open Cell Foam for thermal performance and efficiency

✅ Approximately R-25 insulation value throughout the building

Today, our team was onsite testing the mounted exhaust fans that will work alongside a BIG ASS FAN to help control heat, humidity, and airflow throughout the facility.

At the same time, we’re laying out concrete approaches and sidewalks while our framing crew continues sheeting the interior walls floor-to-ceiling with CDX plywood in a horizontal thirds pattern for durability and long-term functionality.

This isn’t your normal hay barn.

This is THE Hay Barn.

And we‘re nearing completion.

Monday Morning Reality Check 👀🏗️

One of the biggest indicators of a successful project isn’t the builder.

It’s the team behind the builder.

This morning we pulled up our project cameras and saw activity across nearly every one of our active job sites.

Excavation crews.
Foundation crews.
Electricians.
HVAC Techs.
Plumbers.
Vendors.
Material deliveries.
Project managers.

All showing up and getting after it.

What many homeowners don’t realize is that this doesn’t happen by accident.

It takes constant communication, scheduling, rescheduling, coordination, and project management to keep multiple projects moving at the same time. Materials have to arrive when they’re needed. Trades have to be scheduled in the correct order. Delays have to be adjusted for. Everyone has to stay on the same page.

And even then, it only works if you have trade partners and vendors who continue to show up and honor their commitments.

In today’s construction world, that’s becoming harder and harder to find.

At JDBC, we’ve spent years building relationships with subcontractors, suppliers, and vendors who care about our clients just as much as we do.

Myth: Every builder’s proposal includes everything needed to move into your home.

Reality: Not always.

One of the biggest surprises we see homeowners run into is discovering that certain items were never included in their original proposal.

Real Talk.

One of the biggest mistakes we see homeowners make isn't choosing the wrong floor plan...

It's choosing a builder they don't trust.

If you're about to invest hundreds of thousands of dollars into a home, you shouldn't feel uncomfortable asking questions.

Ask about experience.

Ask about warranties.

Ask how many projects they're managing.

Ask what happens when mistakes occur.

Ask for references.

And pay attention to how those questions are answered.

A good builder won't be bothered by them.

A great builder will welcome them.

Building a home is a partnership that may last 6 months, 12 months, or what we like to call a lifetime customer relationship.

🛠️ Overkill? Maybe. Protected? Absolutely.

One of our project managers recently created a mock-up of a sheathing-to-foundation flashing and rain screen detail using ZIP System and SIGA products.

By no means is this the only way to weatherproof a home…

But it’s one of our favorite methods on higher-end homes where clients choose to budget for extra protection and long-term performance.

And in the Texas Hill Country… you can never prep enough to help keep bugs, air movement, and moisture out.

Here’s what you’re seeing in these photos:

➡️ Step #1 ZIP System liquid flashing sealing the transition between the sheathing and foundation.

➡️ Step #2 A secondary SIGA flashing tape installed over the liquid flashing for even more protection and redundancy.

➡️ Step #3 ZIP rain screen detail that will eventually sit behind the Hardie lap siding to promote drainage and airflow.

And before any of this even started…

We also installed sill seal foam beneath all exterior sill plates during framing.

Details like this are what help reduce unwanted air infiltration, moisture intrusion, and entry points for insects and critters.

Most people will never see these details once the house is finished…

But that’s exactly the point.

We love when clients understand the value of building science and choose to invest in these types of behind-the-walls upgrades.

Have you done your research to make sure you can trust them?

Before signing a contract, ask the hard questions:

• How many homes or projects have you successfully completed?
• Can I speak with past clients?
• Can I see examples of your work?
• How many projects do you typically manage at one time?
• Should I expect unforeseen costs during construction?
• What type of warranty do you provide after completion?

A confident builder shouldn’t avoid these questions.

They should welcome them.

Because transparency, communication, experience, and accountability matter just as much as the final product itself.

Building a home is one of the biggest investments most families will ever make.

One thing we always try to explain during the design-build process is the difference between:
👉 personal wants
and
👉 long-term resale value.

Some features homeowners love may not always bring a strong return later if the home ever hits the market.

Examples can include:
• No garage or connected carport
• Pools, hot tubs, and excessive landscaping
• Extremely expensive appliance packages
• Niche custom spaces like walk-in coolers, overly sized game rooms, or dedicated home theaters

Now don’t get us wrong…

If it fits your lifestyle and this is your forever home, build what makes YOU happy.

But it’s important to understand that highly customized features can sometimes narrow the future buyer pool.

Because finding someone who loves the exact same things you do isn’t always easy.
