Quick follow-up to my last video 👇

A lot of you asked about the $250 a foot number. Here's what it covers. That $250 isn't just the house. It includes everything it takes to get you moved in: site prep, the driveway, the septic system, the propane tank. The whole nine yards.

One more thing to know: that $250 is per square foot of living space (the air-conditioned part of the home). If you figure it on everything under the roof, including the garage, porches and patios, it works out to about $160 a foot. So when you're comparing builders, make sure you know which number they're quoting you. A lot of builders advertise the under-roof price because it looks cheaper.

Could it be $200 a foot? Sure. Could it be $300? Absolutely. It depends on your land, your finishes, and what you want in your home. $250 is a good middle-of-the-road average.

Honestly, without a set of plans in front of me, it's really hard to give an accurate number. But I get it. Everybody wants to know what it's going to cost to build before they start.

So here's my advice: use our Cost to Build Estimator. It's on our website. Just click "Get Estimate" and it'll walk you through it. For a lot of homes it comes out around $230 a foot, and if you go really high end you'll see it closer to $300. Either way, you'll have a real starting point before we ever sit down together. 🏡

We posted this house and asked what you’d call it. Barndo or modern farmhouse?

Most of you said barndo.

Here’s the thing — it’s wood framed. Every bit of it.

And that gets at something worth saying out loud: there really isn’t a cost savings in a barn dominium. Not the way most people think there is.

With a metal frame you still have to bring a framer out to build the entire interior. Walls, interior partitions, everything that makes it a house instead of a shop. So you’ve paid for the metal structure, and then you pay for framing all over again. Everything downstream — plumbing, electrical, HVAC, insulation, finishes — costs about the same either way.

You end up paying for framing twice.

Now if you love the look, build it. That’s a completely fair reason. Just go in knowing you’re buying a style, not a discount.

The most expensive mistakes in a house are the ones you can’t see.

Nobody tours a home and says “look at that air sealing.” But the stuff hidden behind the drywall decides what you pay every month for the next thirty years.

Here’s what actually matters:

R-value in the walls and attic carries more of the load than most buyers realize. Spray foam versus batt is a decision that follows you for decades. Air sealing around windows and doors kills the drafts people blame on “old houses.” And a tighter building envelope means you can size the HVAC down — cheaper to install, cheaper to run.

None of it shows up in a listing photo. All of it shows up on your utility bill.

What clients think $50,000 looks like vs. what it actually looks like.

Everybody pictures the magazine shot. Arches, the island, the pendant lights, the whole thing styled and lit.

What $50,000 usually buys is floors and cabinets. Real wood underfoot and boxes on the wall that still need counters, paint, and hardware before anyone takes a picture of them.

That’s not bad news. That’s just where the money actually goes in a custom build — into the things you walk on, open, and close ten times a day for the next thirty years.

The finishes everybody falls in love with on Pinterest? Those come later, and they’re a smaller slice of the number than most people expect.

Two builders quote you wildly different numbers per square foot. One of them is lying to you by omission.

Here’s the trick. When a builder gives you a low per-square-foot price, ask one question: is that living space or total under roof?

Total under roof counts the garage. The porches. The patio. Everything the roofline covers. Spread the same house across that bigger number and the price per square foot drops like a rock — while the actual cost of your house doesn’t change at all.

And nobody talks about their home that way. Nobody says “we’ve got 3,000 under roof.” They say “it’s a 2,000 square foot house.” So when the quote is built on a different measurement than the one in your head, the comparison is broken before it starts.
