"ADU or Junior ADU?" is the question I get most. Here's the line that actually separates them — and it's not size.
It's this: new square footage vs. the space you already have.
🏠 ADU — new construction. Detached in the yard or added onto the house. Up to 1,200 sq ft. Its own everything — kitchen, bath, and often its own utility meters. The most unit, the most money.
🔑 Junior ADU — carved out of what already exists. A garage, a back room, a master suite. 500 sq ft max, inside the current walls. Here's where it wins:
▪️ Efficiency kitchen is enough — a cooktop, a bar sink, some cabinets. No gas, no full range required.
▪️ It can ride the main house's water, sewer, and even share a water heater. No separate meters.
▪️ Give it its own bathroom and there's no requirement that you live on the property.
The JrADU isn't the "lesser" ADU. For a lot of homeowners it's the smarter one — you're building inside walls you already own, and the utility savings alone can be five figures.
The right answer depends on your lot, your budget, and what you're actually after. That's a conversation, not a brochure.
