We’re excited to share an important milestone for the Toll Brothers - 4 Gatehall Drive project in Parsippany-Troy Hills, NJ! Our team recently secured Planning Board approval for the Preliminary and Final Site Plans, along with a Major Soil Moving Permit, advancing this redevelopment project to the next phase.

This project will transform an underutilized office site into a 178-unit multifamily inclusionary townhouse community on a 14-acre property, bringing new housing opportunities to the area.

Congratulations to the entire project team, including Toll Brothers, Dynamic Engineering, John McDonough, P.P., A.I.C.P., L.A., and GDI's Rob Moschello P.E., John Lowe, P.E., Eric Van Assen, P.E., Jenna Scuteri, and James Laurice, E.I.T.

We recently had the pleasure of hosting a career information session at Rutgers University, where Matthew Draheim, L.L.A. and Maximino Rodrigues, E.I.T. connected with students to discuss career paths and opportunities in land development.

Through their presentation, “Dig into Your Career: From Dirt to Development” Matt and Max brought the land development process to life - walking students through the full project lifecycle. From initial site inventory and due diligence, through feasibility analysis and design, to navigating regulatory approvals and supporting construction administration, they provided a clear, real-world perspective on how ideas transform into built environments.

They also highlighted the diverse range of projects they work on, including residential, commercial, agricultural, and solar developments, giving students a clear sense of how varied and dynamic land development can be.

A sincere thank you to Sonali Jepal, ASCE President at Rutgers, for coordinating the event, and to Rutgers University for the opportunity to engage with future engineers and share our enthusiasm for sustainable land development. Engaging with students and answering thoughtful questions is always a rewarding experience!

GDI’s Arsenio Santos, P.E., and James Laurice, E.I.T. recently visited Armstrong Hall at The College of New Jersey to lead a career session with aspiring engineers, sharing insights into careers in engineering and land development.

Arsenio shared his journey from intern to Project Manager at GDI, speaking about how his passion for land development and hands-on experience helped shape his career. James provided a unique perspective from the Residential Developer side of land development, often the client side of GDI’s work, before making the transition to the consulting side of civil engineering at GDI, where he now works as a Design Engineer.

Their presentation, “Engineer Your Career: Setting the Foundation for a Career in Land Development” introduced students to the diverse aspects of land development and the real-world challenges engineers face every day. They emphasized how thoughtful engineering and redevelopment can transform underutilized spaces into meaningful, impactful projects.

A special thank you to Sarah Laubsch, Outreach Coordinator for TCNJ’s student chapter of the American Society of Civil Engineers (ASCE), for coordinating the session - and to TCNJ for the opportunity to connect with the next generation of engineers and share our passion for shaping the built environment!
