Granule loss doesnt just make a roof look old. Its the first sign the shingle has stopped doing its job.

Those shingle granules arent decorative. They are what sheds water and blocks UV. Once enough of them wear off, the fiberglass matting underneath is exposed, and that mat doesnt repel water the way the granule layer does. Water starts working its way under the shingle instead of off of it.

Our inspector Travis caught this one on a routine look at an asphalt shingle roof. Its an easy thing to miss from the ground, and its exactly why we offer a free roof inspection - better to catch it while its cosmetic than after its a leak.

Meet Kole Owen, Inside Sales and Marketing at Redemption Roofing.

Kole trained as a chemist, but these days his lab is Redemption's marketing, website, customer engagement, and the automations running quietly behind the scenes. He brings the same analytical eye he used in the lab to the business side of things, so the team can spend more time on the roof and less time chasing logistics.

His aim is simple: honest work that honors the Lord, in every part of the business he touches.

If your ridge vent is metal and you can see the nail heads, it's telling you its age.

In this Inspection, Travis pointed out a metal ridge vent that's been up there at least 15 to 20 years — old enough that it was installed with exposed nail heads instead of the concealed fasteners newer vents use. Sealant over those nail heads is the only thing keeping water out, and after a decade and a half of Tennessee sun and freeze-thaw, that sealant fails. Once it does, every one of those nail holes is a straight line into the attic.

From the ground, look for metal running along your ridge instead of a smooth cap with shingles. If you can see it, it's worth having someone take a closer look.

Most homeowners have never seen what happens between the old roof coming off and the new one going on. Here is the whole thing, in order.

It starts with two inspections, not one. We look at the roof, and then we go in the attic, because the attic is where you find out if water is getting in and where. Then prep: measuring intake at the soffit so the attic actually breathes, and staging every material before day one. Covering your plants, HVAC, and windows makes sure your home is protected during tear off, which removes the old shingles and replaces rotted decking. Then ice and water shield, underlayment, and valley metal are installed for a complete roof system that's long lasting and sheds water well. Shingles go on last and make the house pop.

One thing worth asking any contractor: whether they measured the intake at your soffit, not just how many vents go on the ridge. Ventilation gets decided in step two, before a single shingle comes off, and it is the step most homeowners never hear about.

The decking was rotted and there was not a single water stain inside the house.

Isaiah walks through this one in Roan Mountain. The shingles had lost enough granules that the asphalt underneath was exposed, and once that happens water starts working its way past the shingle and into the decking. Where this roof sat, the water ran out through the eaves and soffit instead of down into the ceiling. So the homeowner had no symptom to call about while the deck kept getting worse.

The tell you can check from the ground is your gutters. Granules pooling in the gutter or at the base of the downspout means the shingle is losing its top layer.

The north side of your roof ages faster than the south side, and most homeowners never look at it.

Curt stopped at this sidewall on a Tri-Cities roof last week. It sits in shade most of the day, and shade is the whole problem. Slopes that dry slowly stay damp, and damp shingles grow moss.

Moss is not just a cosmetic issue. It grips the edge of each shingle and lifts it, and it holds water against the surface long after the rest of the roof has dried. Over a few seasons that strips granules and gives water a path under the course and into the decking. By the time it shows as a ceiling stain, it has been causing damage for a while.

One thing worth knowing: do not pressure wash it. The pressure takes the granules off with the moss and shortens the life of the shingle you were trying to save.
