Las Vegas has one of the highest rates of residential slab leaks in the United States and most homeowners in this city have no idea why.

There are two reasons that are specific to the Las Vegas valley. The first is the soil. Vegas sits on a significant amount of caliche, a calcium carbonate-heavy soil that reacts dramatically to temperature changes. In a city where temperatures can swing 40 degrees between seasons and where ground temperatures under concrete slabs get extremely high in summer, this soil expands and contracts continuously. That movement pushes against pipes and slowly works joints and connections loose over years.

The second reason is our water. Las Vegas has some of the highest mineral content water in the United States, sourced from the Colorado River and Lake Mead. That hard water slowly deposits calcium and mineral scale inside copper pipes while simultaneously corroding the pipe walls from the inside. Pipes under concrete slabs are the most vulnerable because they are under constant pressure and cannot be inspected visually.

The dangerous thing about slab leaks is how long they can go undetected. Water soaks into the concrete slab and travels upward through capillary action. By the time a homeowner feels a warm spot on a tile floor or notices a subtle humidity change in a room, the water has often been sitting under and inside the slab for weeks. In Las Vegas heat, the conditions for mold in the walls above that slab become perfect within 24 to 48 hours.

Mitigation and restoration are two separate phases of recovery and your insurance policy treats them differently. Mitigation is the emergency response phase, water extraction, industrial drying equipment, mold prevention treatment, emergency board-ups. This has to happen immediately, within the first 24 to 72 hours, to prevent the damage from compounding. Restoration is the reconstruction phase that follows, replacing drywall, flooring, cabinets, fixtures and finishes.

Most homeowners do not know this distinction exists. And some contractors take advantage of that by combining all costs into a single invoice without the documentation that separates one phase from the other.

This is the water damage story we see most often in Las Vegas. And it is also the most preventable.

A slow pipe leak inside the wall. No visible signs for weeks, sometimes months. The water quietly soaks into the drywall, the insulation and the subfloor while the family goes about their lives completely unaware.
