Before, during, and after of our East Nashville addition! You’d think it would be easier to simply add on to the existing home, but it’s way more complex than that…

We could not believe what we found when we started demolition… The existing back porch was literally being held up by rubbish! It was like finding a weird time capsule all wrapped up in a major code violation 😅 If you zoom in, you can see among old scrap wood and cinder blocks, an old shoe, newspapers from the 50s, old canisters, a wheel and axel, and a wire basket… (we couldn’t believe the deck was still standing).

This is months of work! Regrading, shoring up, and new footers poured and ready for framing!

Fast-forward a couple months… Windows are in, siding is going up. Captured the first cedar shake being installed, one of my favorite features we matched from the original home

living: settle three things before you hire your GC.

One, scope. “We’ll figure it out as we go” is how budgets blow up… agree on what “done” looks like before anyone quotes a number.

Two, timeline. A best-case schedule is a wish, not a plan… ask what happens when the tile shows up three weeks late.

Three, communication. A renovation is basically a six-month group chat… find out who’s actually in it before demo day.

Excited to share these with you! A finished look at our historic addition out in East Nashville. Our client wanted to add a primary suite to her 1920s bungalow, but the priority was to ensure the addition fit in seamlessly with the original home, and we’re really proud to say we accomplished that. Let’s breakdown what this build included:

🟡 Full bathroom with double vanities

🟡 Walk-in closet

🟡 New basement access

🟡 Private owners entrance

Our best work looks like we were never here.

There are faster ways to build an addition. Cheaper ones, too. That’s not the job. When we add onto a historic home, the goal is a primary suite that looks like it was always part of the plan — like the house was just waiting for it.

Nashville recently made room for bigger backyard homes, an extra 150 square feet, depending on your lot.

*The fine print: on lots of 10,000 sq ft or more, DADUs can now have up to 850 sq ft of living space (up from 700). On smaller lots, living space stays at 700, but the total footprint can now reach 850, which buys you a garage bay or real storage.

Either way, that’s 150 more square feet to design with.

Janie Avenue is one of our favorite projects to date! 🔨

It started as an overgrown lot with a small guest house hiding in the back. We took on this spec build with a longtime business partner, brought in a talented architect to design a 3,650-square-foot custom home, and gutted the guest house down to the studs, adding a vaulted ceiling, kitchenette, and full bath.

Fourteen months from closing to completion, and only 8 of those were construction. The rest went to plans, survey, budgeting, financing, and permitting the (part of building nobody posts about). partnered with us on the design and truly elevated the finished home.

The result: 4 bedrooms, 5 full baths, a dedicated home office, dual laundry rooms, a dog wash, his-and-her closets, ensuite baths and walk-in closets for every upstairs bedroom, a big bonus room, and a two-car garage.
