IMPORTANT: NYC sidewalk shed requirements have changed, bringing shorter permit cycles and increased progress reporting requirements for building owners and property managers. Under Local Laws 48 and 51 of 2025, sidewalk shed permits are now limited to 90 days. For applicable sheds, renewals require progress documentation from a Registered Design Professional (RDP), along with work progress logs maintained at least weekly.
Beginning with the second renewal, work generally must be performed during the permit period to address the condition requiring the shed. Failure to meet applicable progress requirements may result in DOB penalties.
These changes make proactive planning, inspection, documentation, and coordination more important than ever.
AMAA Engineers can help you stay ahead of the 90-day cycle with engineering evaluations, inspections, progress documentation, and façade compliance support.
