We do not treat handing you the keys as the end of the relationship.

Most contractors are gone the day the final invoice clears. You find that out about eight months later, when the thing you need fixed is small enough to feel silly calling about and annoying enough to live with.

Bradford Construction Management built Bradford Home Services for that gap.

It is reserved for our build clients, not general walk-in service work. So after we finish your project, you keep one number for whatever the house needs next. Service, repairs, seasonal maintenance, warranty follow-through, upgrades, the next project down the road.

The home in this photo is a good example of why it matters. Houses do not stay finished. Pipes let go, seasons take their toll, families change and the space has to change with them. Knowing exactly who to call is worth something.

We had a visitor on site today. No hard hat, no sign in sheet, and not one guy said a word about it.

Swipe and you'll understand why.

While he was supervising, the crew got the porch roof framed and finished taping the front of the addition. Inside, the windows are set and the barrel ceiling is framed out. Rain rolled in by the end of the week and the whole front of the house was already buttoned up.

Additions like this one in Andover are why we photograph every single day.

One framing detail that matters on this build:

Engineered TGI joists were run above the garage ceiling framing to span the full width without adding posts or dropping a beam into the space. The garage ceilings are high, and keeping the floor clear makes the whole room feel bigger and function better long-term.

This is the kind of decision that disappears when it’s done right, but you’d notice it immediately if posts were breaking up the layout.

Most people picture kitchens and bathrooms when they think about where their money goes in a custom home. The reality looks a lot different.

Here's a rough breakdown of where the budget typically lands:

Site work and foundation: 15-20%
Framing and structural: 15-18%
Mechanicals (plumbing, electrical, HVAC): 15-18%
Insulation, drywall, and interior finishes: 20-25%
Exterior (roofing, siding, windows, doors): 12-15%
Permits, engineering, and design: 5-8%

The biggest surprise for most homeowners? How much goes into things you'll never see once the walls go up. Foundation, insulation, wiring, plumbing. That's where the quality of your home is actually determined.

A good builder will walk you through every line item so nothing catches you off guard.

Your builder beats the budget on a line item. Who keeps the money?

On most custom home contracts you get one lump sum. If the builder comes in under that number, the difference is theirs.

Bradford Construction Management builds custom homes open book. Every line gets priced during estimating, and each month you are billed the real cost of the work plus our agreed management fee. When we beat a line, that money stays in your project.

It is also why we do not drop an estimate just to win the job. A low number that climbs every month is not a deal.
