You’re relaxing in your new home, look up, and notice it: a small, hairline crack in the drywall near a doorframe or ceiling joint. Your heart sinks a little.

Naturally, the first question that pops into your head is: "Why is this happening? Where will the next problem be? Does this mean I hired a bad contractor? "
Let’s clear the air right away. The short answer is: Absolutely not. Small drywall cracks are normal and expected as part of a new home’s lifecycle.

1. Wood is a Living Material
Even premium lumber used in framing contains a small amount of natural moisture. As your home goes through its first full cycle of seasons, that wood naturally dries out and undergoes microscopic shrinkage. When the wood moves just a fraction of a millimeter, the rigid drywall attached to it can develop a hairline crack.

2. Seasonal Expansion & Contraction
Homes breathe. During humid summers and dry winter materials expand and contract. This subtle shifting puts minor stress on drywall joints and seams-especially around high-stress areas like windows, doors, and vaults.

3. Minor Initial Settling
No matter how perfectly engineered your foundation is, a new house weighs a LOT. As it settles into the earth during the first year or two, the structure adjusts. Hairline cracks are simply the house finding its permanent groove.

The Mark of a Great Builder Isn't Perfection-It’s the Warranty
The difference between an average builder and a luxury custom builder isn't that our homes are immune to the laws of physics-it’s how we take care of you afterward. At KRÄM, we know this settling happens. We don't just hand over the keys and disappear; we will come back to patch, texture, and touch up those natural settling cracks once the home has had time to breathe.

Now if a chunk of drywall falls on your head? You might want to get out of there. 🤣

What should my ceiling height be?

When it comes to framing your custom estate, every dimension matters-especially looking up. Here is a question our design team gets quite often:
What should my ceiling height be?

The honest answer? It is completely subjective! Your ceiling height should reflect how you want a room to feel. Cozy and intimate? Dramatic and grand? The choice is entirely up to your personal style and lifestyle needs.

However, when crafting a modern luxury home, our team generally encourages a 9 to 10-foot minimum. Here is why we love aiming higher:

The Illusion of Space: Higher ceilings draw the eye upward, instantly making a room feel more expansive, airy, and grand-even in rooms with smaller footprints.

Architectural Freedom: A 10-foot ceiling gives you the canvas for stunning architectural details, from intricate crown molding and elegant ceilings to large timber beams.

Maximizing Natural Light: Taller walls allow for larger windows. This floods your living spaces with natural light and perfectly frames your property’s views.

At KRÄM, we don’t believe in cookie-cutter standards. During our architectural design phase, we can use 3D renderings to show you how different ceiling heights will impact your spaces, helping you make the final call with total confidence.

After vs. Before

When the team and the client see the vision, your empty lot of trees and stumps becomes the entryway to your new home.

What should I know before choosing my home builder?

Building a luxury custom home is a significant investment of your time, resources, and trust. You aren't just hiring a contractor; you are choosing a partner for the next 10 to 24 months.

To ensure your vision is executed flawlessly and your experience is stress-free, here are the non-negotiables before signing a contract:

Portfolio & Reputation: A reputable luxury builder should proudly share their track record and have clients who can vouch for both the build quality and the relationship.

Pre-construction and site-evaluation process: The best builders don't just start swinging hammers. They handle the heavy lifting early-like conducting perk tests, navigating zoning laws, and analyzing soil….long before breaking ground.

Budget transparency and change orders: Luxury builds require meticulous financial tracking. You want a builder who utilizes clear, cloud-based project management software so you always know exactly where your investment is going.

Who will be managing your project day-to-day, and how you will communicate with them: You deserve a dedicated project manager and a streamlined communication channel. You should never have to chase down updates on your own home.

The Seamless Experience You Deserve
At KRÄM, we believe the building process should be just as refined as the finished home. Our white-glove approach means we answer all of these questions before construction. From handling complex site logistics to providing full financial transparency and a dedicated concierge team, we take care of the details so you can enjoy the journey.

Don't Skip the "Perk" Test. 🔍🏡

If you are eyeing that perfect, pristine piece of land for your luxury custom estate, there is one crucial step you need to know about before breaking ground:
The Perk (Percolation) Test.

What is a Perk Test?
In short, a perk test measures how quickly water drains through the soil on your property. It determines whether the land can properly absorb wastewater, which is essential for designing and installing a custom septic system.

Why is it Important?
No Perk, No Permit: Without a passing perk test, you cannot get a building permit for a home requiring a septic system.

Design Accuracy: The results dictate the exact type and size of septic system your estate requires, ensuring your home operates flawlessly for decades.
Investment Protection: Testing the soil before finalizing a land purchase ensures you aren’t buying a beautiful plot of land that you can't actually build on.

🌟 How We Handle It For You
The logistics of soil testing, permitting, and engineering can feel overwhelming—but not when you build with us.
If you’ve already fallen in love with a lot but don't have a perk test done yet, don't stress. We take care of it entirely. As part of our Pre-Production process, our team coordinates with local health officials, schedules the site excavation, and brings in top-tier environmental engineers to conduct the test. We manage the paperwork, analyze the results, and seamlessly integrate the findings into your custom home's architectural and site plans.

Your only job? Start dreaming up the finishing touches on your master suite.

A custom tiled shower isn’t just a feature—it’s an experience.

Every detail is intentional:
The way the tile lines carry seamlessly from wall to wall.
The precise slope you’ll never notice—but always feel.
The niches, perfectly placed. The edges, clean and exact.
It’s where craftsmanship meets daily routine.

We don’t just build showers—we design spaces that feel calm, elevated, and tailored to the home around them.

Because in a luxury home, even the most private spaces deserve the highest level of precision.

A custom bathroom isn’t just a bathroom….. it’s a full-blown spa, makeup studio, and “I’ll be ready in 5 minutes” denial zone all in one.

This is where skincare routines are formed, hair tools multiply like they’re reproducing, and the lighting is suspiciously perfect for both confidence and accountability.

One mirror for getting ready…
One mirror for checking the first mirror…
And a third mirror just to confirm that everything is, in fact, still not done yet.

Luxury isn’t just about beautiful tile and flawless cabinetry....it’s about having a space where you can sit down “for a quick second” and emerge 45 minutes later wondering what happened.

We design bathrooms for real life.

The glam, the chaos, and everything in between.

Today, we pause to remember.

On this Memorial Day, we honor the brave men and women who made the ultimate sacrifice in service to our country. Their courage and selflessness have given us the freedom to live, gather, and build the lives we cherish.

At the heart of every home is the ability to feel safe, to be together, and to create lasting memories.....privileges made possible by those we remember today.

We are deeply grateful.

Wishing you a meaningful Memorial Day spent with those who matter most.
