They Built This House With a dual heating system So You Get Efficient Warmth Plus air conditioner

Hydronic radiant is the efficient base heat for the whole house, but on its own it can't cool — and it's slow to recover once you've turned it down. So a full HVAC system runs alongside it: air conditioning for the hot months, and a furnace that can warm the house back up in a couple of hours when you walk in from vacation, while the slab quietly catches back up to its efficient base. Two systems, each covering the other's blind spot.

The difference is what's actually holding the heat. Radiant warms a solid mass — the slab — and a heated substance holds its warmth a long time, so when cold air rushes in you only chill the air, not the heat source, and it recovers very fast. Forced air heats the air itself, which escapes the second the door opens and floats up to the peak of the vault, leaving the floor cold. Radiant keeps the warmth concentrated right at that five-foot zone where you actually walk and live.

A big wall of windows in the master turns the landscape into the headline of the room, so the scenery does the decorating and the space feels twice as large. No feature wall, no art, no TV competing for attention — just the window and what's outside it. Orient the room to the view early in design and it pays off every single morning.

They Used Tiles That Don't Lay Flat So This Fireplace Catches the Light

Machine-made tile lays dead flat and uniform — clean, but it reads a little lifeless on a big surface. These are handmade, so every piece is a slightly different thickness and none of them sit perfectly flat or square. That irregular surface grabs light and throws tiny shadows, so the white fireplace shifts and shimmers through the day instead of sitting there as one solid block of color. The "imperfection" is the whole reason it looks expensive.
