This Huntington Beach attached ADU will be used as another rental for this property.

It is an approximate 400 sq ft studio. We will be installing a murphy bed once it arrives which will save room in the unit when not being used as a bed.

The goal: create a functional rental on an existing single family rental property. Its a great way to add to your rental portfolio without having to purchase another property.

A garage conversion is the most under-appreciated ADU path in SoCal right now.

Here's the short version of what's involved on a typical OC or LA County job:
→ Confirm the existing slab is in usable shape, or plan for a partial repour
→ Frame in interior walls, a bathroom location, and a kitchen wall
→ New plumbing rough-in tied into the main sewer line
→ Electrical sub-panel, often a service upgrade on older homes
→ Insulation, drywall, finishes
→ Inspections at rough, then final
→ Certificate of occupancy

State law treats the conversion as ministerial, which means no public hearing and a 60-day permit clock under SB 543 once the application is complete.

Most of the homeowners I talk to don't realize a garage conversion is usually the fastest ADU you can build on a single-family lot.

This Costa Mesa backyard went from unused space to a fully livable ADU 👀

Quick city spotlight: Lakewood ADU permits.

A lot of homeowners I talk to in Lakewood assume the city is going to be slow or restrictive on ADUs. Here's what we're actually seeing on jobs going through right now:
→ Lakewood spun up its AB 434 pre-approved plan program to hit the January 2026 deadline
→ Plan check has been running close to the SB 543 60-day window for ministerial ADU applications
→ City staff are familiar with the SB 1211 multifamily detached path for duplex and fourplex lots
→ They process garage conversions, attached ADUs, and detached new builds under the same ministerial track

Lakewood is not a city you have to fight to build in. The infrastructure is there. The staff knows the law.

If you own a single-family or small multifamily lot in Lakewood and you've been thinking about it, this is one of the easier cities to move a project through right now.

This Costa Mesa project turned two carports + a laundry room into a 470 sq. ft. ADU with 1 bed, 1 bath, a full kitchen, and living space.

What used to be overlooked square footage is now a functional home.
