We recently completed a full renovation of an older ranch-style house, reviving every square foot with thoughtful design, modern function, and fresh style. It’s a common question in residential construction—and the answer matters.

Pulling a permit:
Pros:
• Ensures work meets safety codes
• Protects your home’s value
• Required for resale or refinancing
• Reduces liability

Cons:
• Takes time
• Involves fees

Not pulling a permit:
Pros:
• Quicker start
• No upfront fees

Cons:
• Risk of fines or stop-work orders
• Unsafe or non-compliant work
• Trouble when selling your home

Nobody sees what goes behind drywall, so what’s the big deal?

Framing and rough mechanicals are the most important stage of a house. These critical steps ensure what you see in the end operates properly.

Often times when you look at a house, you can see all of the defects and we typically jump to blame the finishing contractors. I would argue that 90% of house issues can be prevented in the early stage of construction.

It’s vital to make sure walls are square, measurements are exact, plumbing is located in the right spot, electrical outlets are at the right location, etc. This stage in construction is similar to an MRI, it allows you to see every part of the house.

We will continue monitoring this house closely with daily walk throughs and checking to make sure that everything will line up in the end with how we and most importantly our clients envision it.

The house is dried in and ready for mechanicals to be installed! Windows and doors will be coming in soon.

Then we will go through our rough and framing inspections to prepare for insulation and drywall!

Our recent kitchen remodel is moving a long and looking like a true kitchen again!!

Since my last update, we installed countertops, lights, backsplash, and refinished the hardwoods in the kitchen!!

Next up are appliances, final small touch ups, and the last of the cabinets by the fridge!!

Can’t wait for you to see the finished product!!

We have been working hard to get the framing finished on this Alpharetta remodel!

This home will feature a dining room that overlooks the pond and have massive vaulted ceilings in the kitchen and living room!

In our kitchen remodel, cabinets have been set and the kitchen is ready to receive its new countertops!!

We were able to connect this homeowner with our designer to perfectly layout all new cabinets and make all of their design choices! Can’t wait to show you all of the last details that we will be adding to this project.

“Sometimes, you have to break it down to rebuild even stronger.”

That’s exactly what we are doing with this house. We are excited to partner with our investors for complete tear down beyond the studs and rebuild. We were able to get this all the way through permitting which allows us to proceed with our vision. The layout that MV Designs has created for this house will have you blown away!

One project we have been working on at the start of this year is a full kitchen renovation in Roswell. This is a full gut and will end up being a totally new kitchen! Can’t wait to show you the final product!!!
