Everyone wants a double vanity. Not every bathroom wall supports one.

What decides the answer:

• Wall length, 60 inches minimum for two comfortable sinks
• Where the existing drain stack sits
• Whether the second drain runs through joists or through a slab
• Door swing and clearance in front of the vanity

A second sink on the same wall as the existing drain is a small add. A second sink across the room is a plumbing project.

Lot too tight to expand outward? Build up.

Two options when you need more square footage in Temecula:

• Room addition, around $175,000 for 500 sq ft, extends your existing footprint
• Loft build, adds space above your current floor plan when setbacks block a ground level addition

Both need structural engineering and a full permit set. Neither is a weekend framing job. We have built both across Temecula, Murrieta, and Menifee.

Curbless showers look simple. The floor underneath is not.

To run the finished floor flat from bathroom into shower, the framing has to drop. What is involved:

• Recessed or sistered floor joists, or a poured slab depression
• A linear drain instead of a center drain
• Slope built across the entire wet area, not the pan alone
• Waterproof membrane carried past the opening

Around $10,000 in Temecula for a standard conversion. Worth every dollar if stepping over a curb is getting harder.

Same ADU plans. Five different review processes.

Where we build and submit:

• Temecula, including Santiago Estates, Morgan Hill, Meadowview, and W**e Country

• Wildomar
• Lake Elsinore

Some outlying parcels get reviewed by Riverside County rather than a city, which changes both the timeline and the submittal set. Knowing the difference before plans get drawn saves weeks of correction cycles.

Temecula neighbors planning an ADU: the $40,000 CalHFA grant isn't available right now.

CalHFA's latest round of ADU funding was fully allocated on December 28, 2023, and no new round has been posted. It also never worked like a check in the mail.

CalHFA paid the grant directly into construction escrow, and costs you paid up front could only come back as a lower loan balance. The early bills are still part of every ADU: plans, permits, a soils report when the site needs one, and fees.

In Temecula, school fees start above 500 square feet and city impact fees start above 750 square feet of interior livable space, so size choices matter. Watch out for anyone offering to help you get the grant.

Thinking about an ADU in Temecula? Here's what the permit fees look like in 2026, straight from the agencies that charge them.

The City of Temecula charges $4,536 for plan check and inspection on a new ADU up to 1,000 square feet, plus a $142 issuance fee.

Temecula Valley Unified adds $5.38 per square foot once an ADU goes over 500 square feet. Units over 750 square feet also pay a share of the city's development impact fee, and from January 1, 2027, that share only counts the area above 750.

Water and sewer charges are separate. A new ADU can owe them, while a conversion inside existing space doesn't.

A 5 by 8 guest bath in Temecula runs around $20,000 to remodel properly.

Small does not mean cheap. The same steps apply:

• Full demo to the studs
• Waterproofing rebuilt behind the wet walls
• New supply and drain connections
• Tile, vanity, toilet, fixtures, and glass

The biggest lever on price is layout. Leave the plumbing where the plumbing sits and you stay near $20,000. Move the toilet and you are opening a slab.

The cheapest legal ADU in Temecula is one you already own.

A junior ADU carves up to 500 sq ft out of your existing house. What you get:

• Its own exterior entrance
• A kitchenette
• Around $105,000 total, versus $225,000 for a small detached unit
• No new foundation and no new roof

One catch. Owner occupancy is still required for a JADU, unlike standard ADUs permitted after January 1, 2020.

Tile looks fine. The wall behind the tile often is not.

Common finds when we open a 20 year old Temecula shower:

• Failed mortar bed with no waterproof membrane
• Soft subfloor at the threshold
• Water damaged studs and bottom plates
• Drain assembly leaking into the framing

We rebuild the whole assembly before any tile goes back on. Slope to drain, bonded membrane, sealed corners and pipe penetrations. Skip the membrane and you pay for the same bathroom twice.
