California updated its ADU laws in 2026 and Temecula and Murrieta homeowners have more options than ever.

Here is what changed:

- Cities now have 60 days to approve your ADU application. Miss the deadline and it is automatically approved.
- Your HOA cannot block you from building an ADU. State law is on your side.
- You no longer need to live on your property to rent out a Junior ADU.
- ADUs under 750 sq ft are exempt from impact fees. That saves you $5,000 to $15,000.

The numbers make sense too. 1-bedroom ADUs in Temecula and Murrieta rent for $1,500 to $2,200 per month. ADUs add 20 to 30 percent to your home value.

Garage conversions start around $30,000. A detached ADU typically runs $150,000 to $400,000 depending on size and finishes.
