We hear it all the time...something a lot of homeowners don’t realize: we service and install hot water tanks and tankless water heater systems, too.

From routine maintenance and repairs to replacing an old tank or exploring a tankless system, our team is here to help you understand your options and get the job done right.

Have a hot water question? We're here to help!

When was the last time you flushed your hot water tank?

If you're not sure [or if the answer is "never"] you're not alone. And you're probably losing years of water heater life without knowing it.

Here's what happens every year if you don't flush:

❌ Calcium and scale sediment builds up at the tank bottom

❌ Sediment insulates the heating element from the water

❌ Burner runs longer to heat the same water (higher energy bills)

❌ Tank overheats at the base → liner degrades → anode rod gets overwhelmed

❌ Average tank lifespan drops from 12–15 years to 8–10

Our $89 flush prevents all of this.

We clear the sediment, inspect the anode rod, and check for early-stage issues while we're there.

One of the most overlooked services we offer.

Don't wait until it starts to cause problems.

Your AC is running. Your house is still sticky. You're not imagining it.

Michigan August humidity regularly hits 75–80% outdoors.

Your AC lowers temperature – it doesn't necessarily control moisture.

When your system cools fast and cycles off:

💧 It doesn't run long enough to pull adequate moisture from the air

💧 Your home hits the temperature setpoint but feels clammy

💧 You keep lowering the thermostat trying to get comfortable (which just runs up your bill without fixing the real problem)

This is called a dehumidification gap. It's extremely common in Michigan homes. And it's not a broken AC – it's a missing piece.

A whole-home dehumidifier integrated with your HVAC system runs independently of your cooling cycles, pulling moisture out of the air continuously. The difference in comfort is significant, and energy costs often drop because you stop overcooling trying to get relief.

We assess and install whole-home IAQ and dehumidification systems across Metro Detroit.

If your August feels stickier than it should, we can help.

Attention Metro Detroit grocery operators, restaurant owners, and cold-storage facility managers: your refrigeration compressors have been running at or near peak capacity for 60 days straight.

Here's what sustained summer operation does that facility managers need to know:
🧊 Compressor oil degrades faster under continuous high-load cycling
🧊 Condenser coils lose heat-rejection efficiency as debris accumulates
🧊 Capacitors and contacts wear at an accelerated rate in sustained summer heat
🧊 Systems that were "running fine" in June can be operating with marginal efficiency by August

None of this means your system is failing. It means August is exactly the right time for a refrigeration health assessment before fall — while you still have time to address marginal components without emergency pricing or downtime risk.

We've serviced commercial refrigeration for restaurants, grocery operations, and cold-storage facilities across Metro Detroit since 1991.

Here's something most people don't realize: the best time to join a maintenance plan is right after an emergency – not before.

After your AC dies on a 90 degree day, you know two things for certain:
1️⃣ Reactive repairs are expensive
2️⃣ You don't want to do that again.
That's exactly the mindset that makes a maintenance plan valuable, not just a nice-to-have.

Here's what our TechCheck Plan actually does for you:
✔ Priority scheduling — no waiting during heat events
✔ 10% off all repairs
✔ 5% off new equipment
✔ Free 24/7 diagnostic visits (which means if something starts acting up, you find out before it becomes a $1,200 emergency.)

The math is simple. One avoided emergency service call pays for the plan. Everything after that is pure upside.

$69.

That's what it costs to find out your capacitor is marginal before it fails on the hottest day of the year.

Our $69 A/C Tune-Up includes:

✔ Full refrigerant pressure check

✔ Capacitor test (this is the one that matters most in July)

✔ Condenser coil inspection and cleaning

✔ Electrical connection check

✔ Thermostat calibration

✔ Complete system performance report

Average emergency AC repair: $300–$600

Failed compressor on a stressed system: $1,500–$3,000

Restaurant owners 👉 read this before Friday night.

July is the #1 month for commercial refrigeration failures in Michigan.

Here's why it happens:

⚠️ Compressors run at maximum load in summer heat
⚠️ Condenser coils fight ambient temps 24/7
⚠️ Parts that were marginal in spring fail when the system can't recover overnight

Here's what it costs when it happens:

❌ Emergency service call
❌ $2,000–$10,000+ in food loss depending on inventory
❌ Health department temperature log violation
❌ Potential weekend closure during peak summer revenue

We've been servicing commercial refrigeration for restaurants, grocers, and food service operators across Metro Detroit since 1991. We keep over a million parts in our Westland warehouse.

Don't wait for a Friday or Saturday night failure.
