Most people have no idea how old their water heater is. The average tank lasts 8 to 12 years, and the sticker on the side will tell you exactly where yours falls. The serial number encodes the year it was built.

If yours is past ten, it is not an emergency. It is a heads up. Tanks rarely fail politely, and replacing one on your schedule costs a lot less than replacing one at 6 AM with water across the basement floor.

Four things worth checking:
Flush the tank once a year
Inspect the anode rod
Watch for rust at the fittings
Listen for popping or rumbling
