Three questions every developer should ask a medium density builder before signing.

1. How do you manage programme slippage between trades? A 4-week delay at frame stage often becomes 8 weeks at lock-up. Builders who hold programme have a documented escalation process - not a "we'll catch up" attitude.
2. What does your buildability review look like at design stage? Buildability and feasibility should be tested before the town planning permit, not after. Late-stage redesign is one of the biggest drivers of cost blowout on multi-unit developments.
3. Who carries the risk on consultant coordination? On medium density projects the answer matters. End-to-end delivery means the builder owns the coordination - not the developer.
