Detailed demolition for detailed finishes

Getting the demolition right is one of the most important steps in achieving a quality finish, and it’s one we take seriously on every renovation.
With years of experience, we adapt our approach to meet each customer’s vision, earning their trust by avoiding the accidents and damage that can set a project back.
We’ve always believed a renovation should be completed so there’s little evidence one was ever done, just a seamless continuation of your home’s existing look and flow.

Replacing a failed 50LM of pathway at a school. After going over the existing pathway with the School Principal, we planned the new pathway discussing the material options and additional areas to be paved. After the scope of works and specifications were finalised a time frame was scheduled to fit in while the school was in operation. Part of our Project Management analysis was to ensure the screening off the work area for the safety of the school children. With a restricted area to stock pile the material, site planning was essential for timing of deliveries. Completing the works on time was important to be able to keep the time frame for other works scheduled to be carried out at the school. Great planning and support from the team made it all happen without any problems.

When you have a bad start but a good outcome for a small concrete pour

Disaster struck on the first load, the wheelbarrow wheel exploded, full of concrete and blocked our only access.

Down to one barrow, but we still got the concrete pour completed and kept the project on schedule

Water leaks that start slowly then accelerates as damage progresses. Leaks, poor maintenance, or incorrect installation and material choices can allow for rot to take hold, eventually leading to serious structural issues if left untreated. On a recent project, the deterioration was so advanced that sections of the windows had begun falling onto the roof. In many cases, we find the root cause comes back to how the building materials were originally selected, installed, or constructed.

I would like to thank Robert from Atlantis, the manufacturer of the Flo-Cell water management system, for taking the time to explain the product and its superior capabilities in detail.

During the early planning stages of a project at a rural property in Oberon, I discussed with the owners the option of incorporating this system beneath a new concrete pathway as part of the overall water management strategy for the property. The site presented a significant challenge, with approximately 70 metres of hillside above the house at a grade of over 30%, directing large volumes of rainwater toward the home and entering the property.

After reviewing the site conditions and the benefits of the system, the owners agreed to install the Flo-Cell system along with additional drainage components, including two collection pits. At the owners’ request, the system was designed so that the captured water could be reused to help irrigate their vegetable gardens.

Feedback has been very positive. The system collects water at the pathway pit and transfers it to the second pit approximately 25 metres away, where the stored water is then directed to the vegetable garden area. So far, the system has been performing well and managing the water flow as intended.

The project is still ongoing, but it is encouraging to see such positive results at this stage. Based on my experience so far, the Atlantis Flo-Cell system is an excellent alternative to traditional drainage backfill materials such as blue metal or broken bricks, particularly behind retaining walls and beneath driveways, pathways where effective water management is essential.

Installing the large steel beams to solve the owner’s problem with the posts was a challenge due to the extremely steep driveway and the low overhanging electrical mains over the driveway restricting the use of a
crane.

With barely enough room to fit a car either side of the two middle posts in their undercover parking area the owners next headache was being able to open the car doors once parked.
By installing PFC beams (one weighing 420kg) and then removing the two middle timber posts and replacing the external timber post with a steel column solved the problem.

By carefully forming a pe*******on into the brickwork on both sides of the undercover carpark we successfully installed all the beams onto the weight bearing brick walls and re-bricked them in.

On this decking project, a previous attempt by others to replace a number of rotted joists only shortened the lifespan of the new joists by butting the old and new joists against each other.

If you are laying new decking boards, the fixings need to have a firm grip and if the joists are soft or rotted then the fixings will not grip even if you use longer fixings due to the age of the joists.

Fortunately, with the products that are available and with some simple applications newly installed joists can have a much longer lifespan.
