A recent inspection on an old pub converted to flats for an estate agent.

The tenant has had issues with mould in the bathroom since moving in, the room was freezing even with the heating on.

Relative humidity was high and surface temperatures below dew point, creating ideal conditions for condensation and mould growth.

We inspected this with thermal imaging and a hygrometer, to confirm

The extractor was also inadequate, coming on when the light turns on, and going off when light it turned off, we have recommended this be replaced with a DMEV extraction unit and correct flow rates set.

A recent job we got asked to carry out for a local council, tenant had been suffering with a few damp issues, after investigations had been carried out the source of the problem was narrowed down to under the floor in the hallway, after stripping back we encountered a tiny pinhole in the copper piping that had been in contact with the concrete, this had eroded and the pinhole in the pipe let out a small continuous stream of hot water, we stripped all the pipework back and replaced in plastic, cleared out the pipe channels and renewed the timber capping, this will be left to dry out to acceptable levels before being screeded and new floor coverings fitted

A recent job we got asked to inspect for a local council, the tenant had reported perished plaster and salt staining on the inside of the reveals of this window a while back, someone had then come in and hacked off the reveals, and re plastered with salt resistant plaster, fast forward to the rain coming back and the same issue has arisen again, after a brief inspection by us, we noticed the small gaps in the mortar on the outside of the window, even though these are only small, when coupled with the sheer amount of wind driven rain this building gets, water soon found it's way inside, we proposed getting the mortar repaired and once dry treating with a salt neutraliser internally before painting

A job we started on yesterday, client asked us to fix issues with damp throughout the property, once the tenant had left whilst works are carried out we began stripping off wet bonding plaster to the affected areas to help dry out the walls, we installed fans and dehumidifiers and removed pipe boxings and part of the water/mould damaged kitchen, we removed the wet carpets in the affected areas too, once stripped down we discovered 3 separate leaks within the flat, Inlet pipe for the washing machine had a very small leak, the inlet for the toilet had a quick, consistent leak, and a small weep was also found on the plumbing leading up to the water meter, these 3 over time, have saturated the slab and as a consequence, the porous clinker blocks have soaked up moisture, in places right up to the ceiling, now that the leaks have been stopped and the walls stripped back they can now begin to dry out, we have also applied a liquid dpm to the floor.

A job we did yesterday, broken drain had destabilised this area, and was only noticed when the concrete floor on the other side of the wall sunk, in when stood on, we dug out the trap first, and noticed that had become detached from the pipe, we decided to go further back to ensure no other issues and discovered another crack in the pipe, we cleared out the area and renewed the pipework and trap, filled around with pea gravel, topped off with stone and sand then concreted, internal work will start once it's had time to dry out a little

Today's job - a lovely farm house in bacup, the owners are turning part of this into a holiday rental and wanted us to carry out an inspection and a solution for the rear lower walls of the building, cracked render has allowed moisture to get in to the stone wall underneath and trapped it in, preventing evaporation which resulted in the internal walls becoming damp, we opted to line the walls with a membrane which means finishing can be carried out without waiting for the walls to fully dry, which at this thickness could take at least a year, we advised them to remove the render or repair it as soon as possible
