Less than 150 days until the Future Homes Standard takes effect in England.

On 24 March 2027, any new home with a building regs application after that date must meet the FHS. Applications made before then can stay under the old Part L, but only if construction starts before 24 March 2028.

It's a transition, not a cliff edge. But for the heating strategy of your next schemes, the clock is running. Here's what we'd lock in now:

1️⃣ Know your line. Map every site by building regs application date, so you know which schemes fall on which side.
2️⃣ Settle the heat source early. Heat pumps are the default under the FHS, so get that decision made at design stage, not at first fix.
3️⃣ Design the emitters for low flow temperatures. Underfloor heating's large surface area is what makes heat pumps work efficiently.
4️⃣ Freeze floor build-ups and zoning early. Late changes cost programme time.
5️⃣ Secure you design and installation partner.

As temperatures drop, buyers will naturally want to know how their new home will perform in the colder months.
If your homes have underfloor heating, here are five questions your sales team should be ready to answer:

1. “Will the house actually get warm enough?”
Yes — Energy House 2.0 testing demonstrated that a WMS underfloor heating system was able to bring the home up to temperature effectively and maintain a consistent temperature, delivering the comfort buyers expect from their heating system.

5 THINGS ARCHITECTS SHOULD SETTLE EARLY WHEN DESIGNING FOR UFH

For World Architecture Day, we're looking at something that can make a big difference to the success of an underfloor heating scheme: The best results come when the heating system is considered alongside the building design from the outset.

Here are 5 things architects should settle early:

1. Floor construction
The floor build-up, insulation, screed and floor finishes all affect how UFH performs. Understanding the construction early allows the system to be designed around the building — rather than trying to make the heating fit afterwards.

2. Floor finishes
Timber, tile, stone, carpet and other finishes all have different thermal characteristics. Knowing what's going where means the UFH can be designed to deliver the required heat output in each room.

3. Heat loss & room requirements
Every room is different. Window areas, external walls, room size, insulation levels and intended use all influence the heating requirement. A properly designed system considers the individual heat loss of each space rather than applying a standard layout across the whole project.

4. Furniture & fixed features
Kitchen units, wardrobes, sanitaryware and other fixed elements can affect where pipework can be installed. Resolving these locations early helps create an efficient pipe layout while avoiding unnecessary heating beneath areas where it isn't needed.

5. Heating strategy
Perhaps the biggest decision of all: how will the building be heated? UFH works particularly well alongside low-temperature heat sources such as heat pumps. Understanding the wider heating strategy early allows the UFH design, controls and heat output to work as part of one complete system.

The earlier UFH is considered, the more effectively it can be integrated into the architecture. At WMS, we don't simply supply pipework. We design each system around the individual building, its construction and the way it will be used.
