Becosan Experts on treating industrial concrete floors. Make it DUST-PROOF, EASY TO CLEAN AND LONG LASTING.

BECOSAN is a cost effective way of solving dust problems on untreated concrete floors in industrial facilities. Dust problems arising from untreated concrete floors is a theme, which is and has been studied a lot, as it was a general problem in many places just a few years ago. Experts have spent a lot of time and effort in order to find a revolutionary product with many features.

You keep cleaning your warehouse floor. So why does the dust keep coming back?

The problem might not be your cleaning routine. It could be the concrete itself.

Constant forklift traffic and machinery gradually wear down industrial concrete floors, releasing fine particles that contribute to dust accumulation.

In this reel, Raphaël Damain from BECOSAN® France explains how lithium silicate densification helps strengthen the concrete surface, improve abrasion resistance and reduce dust generation.

▶️ Cleaning removes the dust. Treating the concrete helps tackle its source.

💬 Is your warehouse cleaning more often than it should, or is the real problem being overlooked?

🔑 The tenant hands back the keys. But the warehouse isn’t always ready for the next one.

Old racking anchors, outdated floor markings, cracks, damaged joints… These are the traces left behind after years of warehouse operations.

And when it’s time to re-let the property, every detail matters.
In this reel, Raphaël Damain from BECOSAN® France explains how we repair and refurbish industrial concrete floors, helping property owners prepare warehouses for their next occupier and protect the value of their assets.

▶️ An empty warehouse isn’t necessarily a move-in-ready warehouse.

Who should be responsible for restoring the floor: the outgoing tenant or the property owner?

20/10/2026

Does a warehouse that’s been closed for years really need a new concrete floor? Not necessarily.

Over 6,000 m² of deteriorated concrete, cracks, damaged joints, old anchors and coating residues. That was the condition of the floor at Laboratoire COFANE in Chanverrie, France.

Meet Raphaël Damain, our new colleague at BECOSAN® France, as he takes us through the transformation of this industrial floor using concrete repairs, grinding, lithium densification and polishing.

The result? A more durable, easier-to-maintain surface, ready for its next chapter.

▶️ Because industrial concrete floor refurbishment is also about protecting and enhancing the value of a property asset.

Would you restore the existing concrete or replace it entirely?

Work in progress. And here, every detail matters.

Joints are one of the most demanding areas of an industrial concrete floor, particularly under continuous forklift and machinery traffic.

Sinus joints are designed to allow wheels to cross the joint more progressively, improving load transfer and reducing impact on the concrete edges.

In this clip, our team is working directly on one of these critical areas of the floor.

▶️ Because a good joint doesn’t simply separate two slabs. It should also help traffic move smoothly from one to the other.

What joint solution do you prefer in heavy-traffic areas?

Some projects are solved with technical expertise. Others with coordination. Most need both.

We’re sharing this interview again with Carlos, Project Manager at BECOSAN®, because it captures an important part of how we work.

Every industrial concrete floor brings different challenges. Finding the most effective solution means assessing, deciding and coordinating, both with the team and with the client.

For Carlos, that’s one of BECOSAN®’s strengths: combining professionalism with an environment where people can trust each other, communicate openly and solve problems together.

Then comes the most visible part: the transformation created by grinding, polishing and treatment. That before-and-after moment that can completely change an industrial floor.

▶️ Different challenges. One team. One result built together.

Can an old concrete floor receive the BECOSAN® treatment?

The age of the floor alone doesn’t determine the answer. An existing industrial concrete floor may have cracks, damaged joints or local defects and still have the potential to be restored.

First, we assess and repair it. Then, through grinding, lithium silicate densification and polishing, the existing surface can be transformed without necessarily starting with a new floor.

In this reel, Steven van Oossanen explains how we approach both new and existing concrete floors.

▶️ Before considering replacement, it’s worth asking: can we restore the floor we already have?

25/09/2026

Why remove every old anchor from a warehouse, rather than just the ones in the way?

When a tenant moves out, the racking disappears, but its anchors remain in the concrete floor. Leaving some behind can restrict the next occupier’s layout.

That’s why, during a move-out project, we can completely remove the old bolts and anchors and repair the resulting holes.

The objective is simple: the new tenant should be able to design their racking around their operation, not the previous tenant’s.

▶️ Steven explains why an empty warehouse doesn’t always mean the floor is ready for a fresh start.

22/09/2026

If you clean the dust and it keeps coming back, cleaning may not be the problem.

When an industrial concrete floor starts generating dust, it can be a sign of progressive deterioration of the concrete surface.

The BECOSAN® treatment combines grinding, densification and sealing to increase abrasion resistance and reduce dust generation, backed by a 10-year dust-free guarantee.

▶️ A simple question: clean more, or address the cause?

18/09/2026

Why does a concrete floor generate dust under heavy traffic?

Continuous forklift and machinery traffic progressively wears the concrete surface, releasing fine particles that eventually become dust.

That’s where lithium silicate densification comes in. The treatment penetrates the concrete and reacts with its components to create a harder, denser and more wear-resistant surface.

In this reel, Steven van Oossanen explains why concrete densification can make a real difference in warehouses and logistics centres with heavy traffic.

▶️ Less surface wear. Less dust. A floor ready to work.

16/09/2026

Can BECOSAN® be applied to an old or damaged concrete floor? Yes.

Cracks, damaged joints, holes or spalling don’t necessarily mean the floor needs to be replaced.

First, we assess the condition of the concrete and repair the damage. Then the BECOSAN® process begins: grinding, densification, protection and polishing.

Because before replacing an industrial floor, it’s worth finding out whether it can still be restored.

▶️ We explain it in less than a minute.
