A bold expression of tropical architecture in Lombok. Black-and-white detailing, two-level living, generous roof overhangs for natural shade, and open bay windows that keep the landscape in view—connected by a paved path that leads you home. 🖤🤍🌿

Roka Residences, Hakuba. Designed for a new generation of mountain living.

With its dramatic alpine landscape, world-class skiing and growing international appeal, Hakuba is becoming one of Japan’s most exciting destinations for property and design.

Building on more than a decade of experience in Niseko, our proven track record of completed projects is now attracting increasing interest from clients looking beyond an increasingly busy Niseko market.

Roka Residences reflects the same considered design approach, construction knowledge and commitment to creating homes that belong to their surroundings, now applied to the unique character of Hakuba.

A home in Ginto, Hirafu, designed and built to embrace the beauty of Niseko.

Creating a home here is a dream for many, but the journey requires patience and the right local knowledge. With demand for construction at an all-time high and skilled builders in short supply, project timelines across the region can be longer than expected.

That’s why experience matters.

For more than a decade, we’ve been designing, building and working alongside trusted local partners in Niseko. We understand the people, the processes and the realities of building in this unique environment; from the first sketch to the final detail.

We’re not newcomers drawn by a short-term opportunity. We’ve spent over 10 years steadily building our reputation and relationships here. In today’s challenging construction landscape, that experience is more valuable than ever.

If you’re dreaming of a home in Niseko, we’re here to help you navigate the journey with clarity, care and confidence.
