A recent roof inspection identified cracked and damaged concrete roof tiles, along with deteriorated mortar to the ridge capping. These defects may compromise the roof’s weatherproofing and increase the risk of water ingress.

A pre-purchase building inspection is recommended to identify existing defects, potential maintenance issues, and costly repairs before purchasing the property, allowing the buyer to make an informed decision.

A recent inspection identified no visible diagonal bracing to the subfloor timber Piles.

Diagonal bracing is important for providing lateral stability and reducing sideways movement of the piles and subfloor framing, particularly during high winds and earthquakes.

The absence of adequate bracing may increase structural movement, place additional stress on connections, and increase the risk of damage.
