"New building = fewer problems."

If you manage facilities, how many times have you heard (or said) that?

Here’s a tough pill to swallow: It’s rarely true anymore.

In fact, we are regularly evaluating facilities less than 10 years old that are already battling severe humidity, condensation, and complex indoor air quality issues.

Why? Because modern, high-efficiency buildings are complex beasts. When you mix tighter building envelopes with ultra-sensitive HVAC and pressure controls, it only takes one small system drift to trigger a massive domino effect.

Suddenly, you aren't just managing a building—you're managing tenant complaints and budget-straining disruptions.

Look no further than the recent facility challenges hit by the New Orleans crime lab just a few short years after its grand opening. (I’ve dropped the link in the comments below if you want to see what went wrong).

One of the biggest misconceptions in facilities management:
“New building = fewer problems.”

In reality, newer buildings often have more complex systems:
-tighter building envelopes
-more sophisticated HVAC controls
-increased energy efficiency requirements
-more sensitive pressure relationships
-more technology integration

When one system falls out of balance, the effects can spread quickly.

We’re seeing more facilities deal with humidity, condensation, and indoor air quality concerns in buildings less than 10 years old.

New construction helps.

But commissioning, maintenance, and building science still matter long after ribbon cuttings.
