Mike Mojica's company makes fire starting carabiners and knives, and for over a decade it ran out of garages, basements, and the occasional kitchen table.

In October 2024 he moved Outdoor Element into 1,400 sq ft at ReadySpaces Denver Centennial, the same building where he used to work as an aerospace engineer. Revenue doubled from year one to year two.

Growth usually costs a company twice. Once for the new space, and once for the month it loses moving into it.

When TSL Brands outgrew their 350 sq ft unit at ReadySpaces South Gate, Matt Herman doubled into 700 sq ft in the same facility and added a 210 sq ft office alongside it for commercial planning and admin work. Same address, same building, same loading docks. No lease renegotiation and no downtime.

The office earns its keep. TSL Brands runs forecasting and account management as well as fulfillment, and having both under one roof puts the people selling the brands and the people shipping them in the same place.

The headcount tells the story best. TSL now has a dedicated warehouse manager. Two years ago, Matt was doing that job himself, and the fulfillment department was his car.

A warehouse tour is the best chance you'll get to find problems before they're in a contract.

The 7-point checklist above covers what to verify on every tour:
Loading access: dock-height, drive-in, or ground level?
Clear height: how high can you stack or rack?
Move-in terms: month-to-month or multi-year, and what are the real exit terms?
What's included: utilities, WiFi, security, receiving, or billed as extras?
Shared equipment: forklifts, pallet jacks, and dock plates on-site, or buy your own?
Security: 24/7 access control, cameras, and who else holds a key?
Room to grow: can you resize without moving?

The one most people skip is shared equipment. On a traditional lease, equipment alone can run $15K-50K.

Tour multiple facilities, ask about every fee, and compare total monthly cost.

Matt Herman built The Streamline Lab to solve the problem that kills good spirits brands: a great liquid with no route to market.

A distillery can produce something excellent and still stall out in the US, because getting bottles onto shelves and behind bars takes a commercial engine most young brands don't have. That engine is now two companies, The Streamline Lab and TSL Brands, working alongside distributors and retailers to open accounts and keep them reordering.

All of it has a physical side. Bottles move. Samples ship to buyers. Trade assets go out to a sales team working accounts across California. So a spirits acceleration company needs a warehouse, however much of the work happens in spreadsheets and sales calls.

For a while, the operation ran out of a traditional storage unit. No loading dock meant no carrier pickup, so every order went out in Matt's car and he drove to the post office daily.

In June 2024 he moved into 350 sq ft at ReadySpaces South Gate. Shared docks, forklifts and pallet jacks, 24/7 access, and carriers coming to him.

Three warehouse lease structures, explained without the jargon.

Triple-net (NNN): You pay base rent plus property taxes, insurance, and maintenance. Terms typically run 3-10 years, and minimums are usually 5,000-10,000+ sq ft.

Full-service gross: More operating costs are folded into one rate, which makes budgeting easier. The tradeoff is usually a longer commitment.

Month-to-month: One all-inclusive rate covering utilities, security, WiFi, and shared equipment. No long-term lock-in, and you can resize as you grow.

The table above compares them on what you pay, where the surprises hide, the commitment, and who each one fits best.

When businesses compare warehouse options, they usually compare rent per square foot. That's where budgets go wrong.

On a traditional lease, the real cost stacks up fast:
Equipment: $15K-50K for forklifts, racking, and material handling
Utilities: $1,500-3,000+ per month
Security deposit: typically 1-3 months' rent upfront
NNN add-ons: $1-3 per sq ft annually for taxes, insurance, and common area maintenance
Commitment: 3-10 year terms, often with a personal guarantee

The card above puts what's included side by side with what's billed separately.

When you compare options, calculate total monthly cost, not just rent. That's the only number that tells you what you'll actually pay.

A look inside Subtitle Media's studio at ReadySpaces South Gate.

350 sq ft on the mezzanine level: green screen wall, audio equipment, recording gear for podcasts and video, all permanently staged so creators book and shoot without setting anything up.

Margaret Jacum moved in July 2025. Bookings are up on average, and her clients book around the clock because the facility is accessible 24/7.

Units at South Gate run from 200 to 5,000 sq ft, office and mezzanine space alongside warehouse units. Not in California? No problem, we offer spaces nationwide - learn more: https://readyspaces.com/readyspaces-locations/

The most common question we hear from growing businesses: how much space do I actually need?

Most small businesses start somewhere between 500 and 2,000 sq ft. The carousel above breaks down five size tiers, from 200 sq ft to 5,000 sq ft, with a real-world comparison, who each tier fits, and roughly how many pallets it holds.

Two things worth planning for when you size a space:
Aisles typically take 22-27% of warehouse floor space.
A 50-70% utilization rate is considered optimal for most operations.

Size too tight and you're moving again in a year. Size too big and you're paying for empty floor. Month-to-month terms let you adjust as you grow, without relocating.

Margaret Jacum built Subtitle Media on a simple idea: a fully equipped content studio creators can book by the hour. Green screen, audio, recording gear, ready the moment they walk in.

She started by running it out of an apartment.

The concept worked. The building didn't. Partway into the build-out she learned that operating a client-facing studio from a residential address meant meeting accessibility requirements the building could never satisfy.

What she needed next was specific: somewhere insurance compliant, secure, and genuinely built for clients coming and going. That ask sits in the gap between a coworking desk and a commercial lease.

In July 2025 she moved into 350 sq ft on the mezzanine at ReadySpaces South Gate. Bookings are up since.

Ask her which amenity matters most and the answer is immediate: 24/7 access. A studio that closes at five turns away half its market.

Roughly 50% of U.S. small businesses are home-based, according to the SBA Office of Advocacy. Growth eventually means dedicated space, and the signs usually show up before owners are ready to admit them.

We put together the 6 most common ones in the carousel above.

If you're seeing them, timing matters. A traditional warehouse lease typically takes 60-120 days from search to occupancy, before any buildout. Month-to-month warehouse space can be move-in ready in about 2 days once paperwork is approved.
